personally think it is a design fault for AC to bed 3. they should have provided a ledge at the exact spot the AC was installed in this picture.
as for exhaust, it is subjective. management should have fixed a punch through location for owners to install IF they require.
this shows that Berjaya is still at its infant stage when it comes to experiences of highrise.

but the hacking of the concrete wall is a big no no.

The only valuable thing to stay here is the nice golf view.
The building quality is average, some details are bad in finishing stage.
Security people need to be improved.
Some middle east neightbour are sometimes quite loud until after midnight.
Currently it is very loud during the day due to renovation works in some unoccupied units.

So.. In my opinion, the most valuable is the golf view and the location, the building itself is just average.

best features were the density and the view. the facilities are also decent. min 2CP is also nice.
finishing is mediocre at best.

mind sharing which block you are in and what's your monthly rent? what was the condition of the unit when you move in? basic, semi or full?

i would say very good deal. practically fully furnished.
am sure your unit comes with at least 2 heaters? be careful and check on the elcb, ok? lol.
hardware (the building) can only do so much. more importantly is the software (the residents and community) to elevate it further.

i'd just attended a recent 1st AGM as well.
the supposedly 1st AGM was adjourned and reheld the following week.
in the AGM, the existing management body chief + developer's lawyer was present.
It was claimed by the lawyer that's written in the Act.

further to that, please read clause 7 on the same page.
am a bit confused myself.

boss, if your intepretation is true, which i'm not saying it isn't, then what's the whole purpose of signalling a minimum quoram to begin with. might as well abolish the first clause on minimum of a quarter unit owners.
