QUOTE(joeblows @ Mar 11 2013, 02:57 PM) I considered buying KR2 (on advice of cybermaster whose opinion I respect and agree with on a lot of issues). if you can accept 450psf for KR2, then logically covillea should be higher, no?450psf range would be a honest price for the location at the current time. (current selling price of KR2 after discount). IMHO KL not really ready for condo above 600psf outside of prime, matured areas (MK/ Kenny Hills/ KLCC/ Bangsar/ TTDI). Buying 600psf and above means you are paying tomorrows price for today's gamble. reasons: 1. freehold 2. less density 3. already walking distance to existing lrt station 4. golf view |

QUOTE(Blurmarine @ Mar 21 2013, 10:19 AM) hi to all tenant/owner of covilliea..i'm considering buying a house and covilliea is one of the choice. However, i would like to check out the following concern before deciding anything. what do u think on: Dont know abt others but from my limited experience there myself, so far to me the experience is ichiban. Lives well to its taglone of a resort environment.1. overall environment here? 2. traffic condition? 3. are the a lot of foreigner like vista comm*? thanks. Traffic wise there is no complains as the extended strecth of road is only serving the low dense savanna 2 and covillea. Foreigners? Not sure yet as tenants are still coming in but noted most are caucasian tenants. Good luck. |

Wah....rm550psf?
That would translate to minimum rm700k in this development now. So all the iprop advert is fishibg or onky selected units transacted at rm550psf? |

2.4k semi-furnished for original purchaser especially block b should still manage to break even with minor positive cash flow.
somehow i doubt 2.4k is readily available. even if there is, there shouldn't be too many units. after all, there's only a maximum of 300+ owners. good luck mate and no worries. |

Suggest those units be earmarked and inform the management.
If one starts not complying, many more would follow suit. |

wow... just did a quick check in iprop and notice on average the lower asking price has been bumped up to circa 680k.
propwall also showed an increased asking rate at rm540psf currently. looks like covillea is slowly flushing out all the flippers and gaining stability and steady appreciation still. gambateh! |
