From wat see. It is selfishness, blindness and ignorance. Never do homework when purchased Sutera Damansara just believed to agent wat they said proposed link is coming. Since from the beginning when DD is developed ingress and egress traffic at DD already crazy and jam like hell. Now wanna complaint and requesting something only benefit themselves and cause suffer to others.

Sorry. Anyone is experiencing water disruption in SD currently ??? There is no water supply at the car porch and all the bathroom. But there is still water supply at the dry & wet kitchen area. According to Syabas they need to change the meter (but if it is spoilt, how come there is still water supply to the kitchen area) but my contractor said need to change the piping which will cost me RM4k. I just find it strange coz both answers also do not make sense for me.

Any sifu out there can advise me ??? Thanks.

Since Tuesday afternoon or evening. Contractor said something is wrong with the piping and I presume that I will need to pay. Syabas said something is wrong with the meter. rclxub.gif

did u do renovation earlier ? perhaps leaking from the pipe.

i face the same problem when my kitchen and bathrooms no water.

get contractor to check , they said likely pipe leaking. so i have to re-do a new piping.
nothing wrong from developer on my case. just my earlier contractor do a lousy job.

but of course ur one could be difference. u can just ask second opinion from another contractor.

Yes. I did renovation before and that worries me actually. My contractor came back and he just changed the stop cock at the wall of the car porch. It's amazing. I don even know that it will have an impact on the water supply for almost the whole house !! Luckily I don hv to spend RM4k and what a relief for me.....

vale phase 1 is going to hand over key in Apr 16.
probably can bring up the price of link house


btw, the Semi D occupancy is still very low, i believe..

Just out of curiosity, for the price, why do u choose a townhouse against a double storey house ?

i know town house has a spacious layout in 24ft or 26ft against double storey 22ft. and of course is a brand new unit.
what else is your consideration ?

Hi,

Why townhouse?

1) Because I can't afford the houses in this area.
2) budget 1M
3) Don't want subsale houses because need to spend alot on reno and the hidden fees bites
4) have seen condo's and for 1M, i can get 1500sqf to 2000sqf. rooms are tiny
5) houses far away can fit 1M, but too far.
6) low dense

To solve all your points above, u can buy link house at Ria phrase 3 which cost less than 1mil and unoccupied since constructed but subsale la.
Seriously the town house is overpriced for my 2 cents.

TS mentions the hidden fee, i guess are those legals and MOT cost.

maybe the developer bears for those town house units.

thus low entry level for primary market compare with subsale.

subsale for bare unit in Ria 2 & 3 shall be ard RM850K.

no doubt market is slow, but how many want to sell below RM800K ar ?

I know there is 1 bumi lot auction RM745K for Ria 2. but bumi lot difficult to sell

Thanks for feedback.

Some owners who are probably looking to reinvest and have purchased at a much lower price and willing to let go higher than RM745K and Lower than RM800K are welcome.



Sutera Damansara houses are really lovely and spacious at a good location.
But people may have some very valid reasons to sell. whistling.gif
As such, I am calling upon those owners with good reason to let go. smile.gif
