Anyone come across this housing project or been to the showhouse before? Well, i've been to the showhouse recently. The financing package is equally attractive although i believe they already jacked up the price to include all these. Phase 1 selling <500k when it was first launched early last year. Slightly smaller build-up size and design more or less the same.

Apparently, the Phase 1 is already 95% sold out and now they are launching the Phase 2. However, i felt that the price is quite steep for this area (behind Damansara Damai) and nearby area got low cost apartments, middle cost terrace house.

I'm quite interested to buy for own stay but would like to listen to more feedbacks before i commit. biggrin.gif

i got sms from them almost 2-3days once...say promotion this and that...not interested with Leasehold and cost half a million house.

Plus access road sucks. Now still negotiating with Sri Damansara to open new access. Plus the design also not nice doh.gif

I just drop by yesterday. My first sight is i like it but there is a few constrains in my mind and this is why i browse for this forum. Of coz, leasehold with half a million house whether is worth or not? Access road to Sutera road? surrounding area? traffic condition?

Perhaps, anyone can comment on this?

You dropped by yesterday?a lot of units sold aldy? Well, the design is not fantastic for a half a million hse but it's acceptable at least for me. Apparently, the developer increased the price just to offer all the freebies (nothing is free anyway). Those fees will be lumped into the loan to make it easier for prospective buyers to own the hse by paying 5%. biggrin.gif

Yeah, the access road won't be able to cater for the amount of traffic once the project is fully developed. Anyway, I was told the developer will build an exit road to the MCD nearby.

Surrounding area got low cost apartments, single storey terrace hse, medium cost condo, pusat giat orang asli, a small orang asli cemetery. Half a million is rather steep but attractive because just need to pay 5% to own it. biggrin.gif If i buy, it would be for own stay.

Would like to hear more comments about the land, location, etc. Worth it or not? hmm.gif

As per yesterday, i think it have been sold for almost 50% or more but they just open for 5 block for sales. The rest, i think they will keep for higher price perhaps...........

I saw in this project aslo got two medium/low cost apartment, this also lower the standard there for half million house, why they want to build these two apartment in this project? hmm.gif

It appears one of the access road proposals have been put on hold.
The one cutting through the low cost residents area. Can't recall the details.

Althoughh, this place is quite attractive since it's quite near KD (using a straight line).
Only problem is the road are not straight you need to make a big round.
Maybe in the future when the proposed roads are approved the location will be quite attractive.

It's G&G but the perimeter fencing is wire fence, not brick wall.
Only caution is the Malaysian stigma of leasehold houses.

Yeah..there will be shoplots as well near the planned low/medium cost apartment. Actually the surrounding properties are low/medium cost apartments and terrace house. How come the price half a million? hmm.gif

But i think for own stay should be alright. You bought it? biggrin.gif

I think the proposed access route you mentioned is the one cutting through Bdr Sri Damansara where the local residents rejected. The plan has been put on hold and very unlikely will go on.

So far there's only 1 access route and 1 exit route that will take you to the MCD there. Location wise, it's pretty strategic but the disappointing thing would be it's surrounded by low/medium properties,high price,leasehold.

Looks like not many people interested in this project.. laugh.gif

You can also try Denai Alam?
Distance wise, IF the proposel NNKVE is successful, should put it almost the same distance to Kota Damansara, since you mention the new link is to Bdr Sri Dmnsara unlikely to happen.

Yeah, for own stay should be ok since but i'm willing to consider other options as well if the location is better than Sutera Damasara. biggrin.gif

Denai Alam..heard of it before but not sure how much is the their 2 storey houses selling there..Is the location good? What do you think of Cahaya SPK's Garden Park Homes @ Precinct 4B? hmm.gif

Erm. Can't comment on Cahaya SPK. I'm quite biased towards leasehold so not the best person to comment.
Heard from others the house design was really nice though.

Denai Alam RM450k and above variants- 22 x 80, 22 x 90, etc. Many with backyard garden concept. Location is north of Bkt Julotong.
Try check out Sime Darby's website. In my opinion, the main consideration is to really make sure NNKVE materializes so you have a highway link to KD.

Didn't do a full read up on this but other things to be aware of on DA:
1) Nearby cemetary
2) Flooding prone but maybe solved already

I went to their sales roadshow in atria last year and they were selling for RM460k...... now go up so high its ridiculous, not worth it.
To be frank, even at RM460k today i would not buy it due to leasehold n location nothing great.

I ended up with a 22x75 bkt jelutong b/u 2,100sf @RM395K quite happy with the purchase. At least its freehold with good environment and access.
Like it bcos nkve is just minutes away.

Cahaya SPK design is nice but leasehold. But i dun like that Puncak Perdana area.
Denai alam freehold 22x80 can get RM400-430k if nego with agent. Nice area but a bit far compared to BJ.
These 2 areas must pay extra toll if going to NKVE and shah alam tesco/giant.....i think rm1.40
Can use old jln sg buloh road to avoid toll but has many traffic lights.

Not much people interested? You sure? How come the sales like that one?

Cemetary? Have you been on-site? Tell me you can actually "see" it...

Leasehold? Gee...what a bummer... I guess there must be a lot of freehold GG houses surround PJ that cost a penny. Also I guess human can now live 200 ++ years to worry this.

I think Sutera is great for home stay, speculator can just skip if you are.

Sutera Damansara buyers,

Do you all realised that for intermediate, when you open your wooden door, you will be facing your own rubbish dump. The sliding door will be facing your main gate.

Just realised that after last week visit to the site.

FYI, end lot and conner unit, no sliding door in the front.

not is a good location, if you are interest to buy that area, recommend u go for laman west sierramas, 650 ++ , got club house oso..highclass location..
