Laman Sierramas West is just beside a visible old Cemetary. Further down a bit from the Tamil school and you will see it. It is behind the house, just being covered only. I don't think the argument of Tol and traffic is a valid comparison. Tell me any place which has no tol nowadays? And which place has no jam?

Hi, I also just bought the Semi D, Floria in Sutera Damansara. Any idea where the new access road will be connect to?

Exactly me too stay at Damai since 2007. Near to KD and OU. But problem is there is only 1 entrance/exit to Damansara Damai

I left my house around 8am and drop my wife to Damansara Uptown, reach there around 845pm via LDP and send my daughter to SS2 and straight to my office at Kelana Jaya, Reach office around 9am - 915am. So for me quite acceptable for 1 hour period to go to 3 places. Stay there since 2007 but only stuck in a terrible jem at least 3 times coz of accident at LDP/NKVE. BUT IF Sutera Damansara TOTALLY SOLD OUT it would be a different situation I guest coz there is only 1 exit/entrance damn!!

Up to individual as for me D'sara Damai / Sutera is a good location and worth for 550K.

Well true enough....the nearest new project that I can think off is Tiara Puteri which is going for about 730K++

Basically the layout is the same as Ria 2 terrace link houses. A new access road is also under consideration.

What do you folks think? Price, location, etc etc

You buying for own stay or flipping? If for flipping u might need some time to hold it.

Price nothing to shout about, in fact if you read the start of the thread, it starts from 550k for phase 2 and less than <500k for phase 1. Depends on affordability, but I like Ria III because it's only 82 units for that phase. Ria I I don't know how many units total, but Ria 2 in the broucher states that there are:

1) 2 stry - 168 Intermediate
2) 2 Stry - 4 Corner
3) 2 stry - 12 end lot
4) 3 stry - 13 end lot
5) 3 stry - 3 corner

TOTAL = 200 units.

Ria III has less than half of the units of Ria II, so I bought a unit there at 683k cause don't really like the density and I ain't got a big budget so can't complain. 5k discount, free SPA & Loan Agreement & Stamp Duty, no home plus plan though sad.gif, have to pay progressive interest summore. Location for me is convinient access to PLUS and Kepong, also Kota Damansara which I had started a thread of my own on my own requirement.

As thomas163 qouted, he is right. THere is no more landed in the range. I've done all the homework, no area in Kepong / Sg Buloh / Sri Damansara / Selayang is going for that price for new development. Sg buloh deep inside may still have.

Maintenance for security heard is RM150 p/m

Floria is sold out. Sold for 1.3x Million 2 stry. Only left Gloria, 2.5 storey semi-d at 1.66mil. Maintenance for security heard is RM250 p/m.

Hmm...it's okay if you buy it for own stay. But for investment wise, i have qualms about it, although the value of the terrace link houses in SD have rise tremendously over the last 2 years, nearly 20-30%.

There's a guy in the forums has been trying to sell his lot (RIA 1) for almost a year, but yet to get any buyers yet.

With the recent announcement that there will be a MRT link in Kota Damansara and Sg Buloh, and the launch of several high profile projects in the proximity (Star Avenue) i think there is a lot of potiental in this area.

I only hope they will build an access road linking Damansara Damai to Sri Damansara. It will not happen now, but slowly, once housing developments starts to encroach into their area, it is just a matter of time.....

Hi, Naleh33, I bought my floria unit at RM1.3M. Consider for own stay because i like the location and design. For the access road, I think eventually there will be link to Sri Damansara. Not sure how much is the sub-sales price now..... anybody have any idea???
