I bought 1 intmd unit for phase 1. Anybody is interested for this house? I plan to resell my unit once completed next year.

I have bought another house in Shah Alam for end lot unit.

I dropped by their showroo a few weeks back, I would say OK lah...nothing that impressive....the housing area is quite deep inside the Damansara Damai residential area....saw a few low/medium cost apartments along the way....was told that there's an Orang Asli cemetray nearby the project as well.....for 550K+++, I would rather pick some other place....

Is is very convenient place I would say. I have stayed in Damansara Damai since opening day in 2001 until today. One Utama shopping centre is just <10 mnts away :-)

You will need to pay toll or you can use the kota damansara way which is much more further.

Bypass the toll? Dont ever think about it.
The LDP toll is mother sucker of all.
super expensive and rate will raise to 2.20 soon, and because it is a chinese area,
the gov are not bother to acquire it to make it toll free.
DAP and selangor gov have made a study to acquire the LDP and issue bonds for payment.
but the federal gov do not care less

The access road to Sri Damansara will never be open.
All the resident in Sri Damansara reject the link road.
Sutera damansara developer should just forget about and do not make empty promise to house buyer just to sell your property

Went to the show unit RIA 2 the other day.

I think the location is pretty good but quite worried about the congestion on the main access road to Damansara Damai. Cars were criss-crossing between the NKVE and the sungai buloh road, causing some unwanted jam in that particular section of the road. Couldnt help but to think what will happen if it's during peak hour.

Price is a bit expensive IMHO. I'm not too sure if this is the current market price for terrace link house at the moment.(even so, the address is not in KL) Barely 2 years ago, the first phase was selling for 450K, and now prices shot up to 583K. The same happens to terrace link houses in Bandar Putri Puchong. 6 months ago, Zarya was selling for 550K and then now worth 740K in the subsale market. Jesus.

Surroundings in Sutera actually OK la. A couple low cost apartments doesnt really bother me. Im interested to know what is the appreciation value of Sutera Houses in the next couple of years. Any buyers willing to share their opinion? kinda on the fence now.

just been there to the show house. looks like almost sold out! the designs are ok, but some oddity though, like huge room downstairs as guest room, strange door configuration, and toilet immediately on top of your main entrance.

but what i like is the hills and 'lake'. for 580k... have to think few time

just visit the show house recently. like the design and layout , the main concern is seen like no much chinese restaurant and something like old town, paparich over there? mostly malay? from the sales person mention that 70% buyer chinese is that true? any buyer here? currently stay at kepong any suggestion around this budget 600k below terrace at kepong ?
