OSK building the access road straight out to McD access, so in the future hopefully don't need to pass by those environment. The only road which benefit's Sutera will be the Sri Damansara access road. I think the reason people buy it is because of G&G and the access road to  Kepong, Sg. Buloh and NKVE. Other than that, nothing much to shout about as I said before.

Before Sg. Buloh is fully develop, Sutera will remain as it is, so I guess people are banking on the future when Sg. Buloh do develop. Just that the highway is a bit too close for my comfort. 

As for KD, majority Muslim populated, and also i believe crime is worse off there. I went once to Asia cafe for tea till 2am, and my car got broken into just to steal my gym bag. These people so uneducated until don't know the bag write TRUE FITNESS is a gym bag and thought it's a laptop bag. Steal all my gym and my underwear  sweat.gif  Access depends on where u want to go, if go 1U or PJ, wait long long for traffic. If go Sg. Buloh, backway is still ok.

Subang2 houses if closer to the Military camp still ok, further in would need to pass by Industrial area and low cost houses such as U5 I would give it a skip. Don't even have proper lighting! Subang2 is surrounded by low cost areas as well such. The only proper housing area I recommend would be Subang Bestari.

Best if you have the moolah, go buy TTDI is the best, everything is there albiet the house is a bit old, and the access roads are pretty screwed up with the LDP can't cope with the traffic.
Currently i'm renting a room close to my workplace and near to Midvalley. Each distance only takes me 15 minutes (with traffic jam) and I'm starting to like the place. I have so much more time now to spend to get a better quality of life instead of getting stuck in traffic everyday.

yup. traffic jam is a deterrent. i used to hangout at asia cafe, will never park my car in basement, always wait for parking at open space. didnt know there are idiots who steal gym bag...must be very desperate, that area suppose to be very classy with high development concentrating there and properties price there escalating like nobody business. i think those are from the village behind the area...those low cost flats etc....cos most of it are village before they developed it so drastically.

for me, i prefer to stay somewhere i feel comfortable and with sufficient facilities and easy access to town...

that place is called saujana damansara, very quiet and very not well known place due to its developer was TALAM corporation.....those who play with properties must have heard TALAM stories...i need not elaborate.

anyway the price of the double storey houses there never increase since year 2000 or earlier. the rental there is cheap, the ppl who renting u know la....and its deep inside (behind shell station) so its dark and no gated...furthermore its facing the low cost flats and no fence, u can just walk over to the terrace from the flats.

so better extra cautious next time and the parking between houses are tight, thats why they puncture yr tires....should have park at McD or beside shell...better lit and more ppl around.

anyway a plus point for that area....it has the best nasi kukus in town...just opposite the shell station..every evening except friday.

So back to the topic, if you ask me now if 750k is worth it for sutera or not, I really don't know, because I'm looking for other 22x75 G&G as well and their asking price is like the same asking price for sutera. And I was like shocking.gif because it's an old house, G&G but not proper ones cause they put tongs and manual gates, etc. But the access road and areas are good. That's my first criteria in looking for a home. So far, I haven't found any I like for the budget of 700-750k G&G for the sake of good access and less traffic.

New houses are my first preference, due to the design of the homes. Less beams, higher ceiling height makes renovation less hassle and easier and in return, makes the home looks larger and more lively with better light penetration. I thought of buying old houses and spending 100-200k in renovation but there is no point wasting that kind of money where I can use my $ to generate more money by investing. So I dropped the idea in getting old homes, mainly because it's not low enough to justify the cost of purchasing due to a few reasons.

So any suggestion you might have for 750k if I sold my sutera? Preferably not areas like rawang or SA cause it's kinda far off from my workplace. Initially I felt the house was overpriced when I bought it, but looking back after 10 months, it doesn't look overprice now with all the other areas asking for sky when selling their homes unsure.gif

there is rumour around this forum about opening new road from bdr sri damansara. whether genuine news or not, we still don know...
well, at this moment, we are still passing low cost apartment to get into sutera...

they have launched new superlink during CNY.

24x85 la bro for 2 1/2 storey. And they are selling for 1.4M. Totally over budget. Townhouse should be ok la coz the location macam at hill..macam steady view..

I think u better look for property agent as some ppl already move into Ria1 and Ria2.
The last phrase for terrance Ria 3 construction almost complete by end of this year.
If you want buy new one from developer, then Zaria super-linked 3 stories would be your last choice. of course not cheap. asking price 1.6mil onwards. cheer smile.gif

The price is from rm800k, minus those early bird will be ard rm750k..Mean per sqft is ard rm350++
