For 750k you can get Sutera Damansara 2stry sub-sale. If die die must buy Sutera Damansara I think 2try more worth for both own stay & investment.

Townhouse lower rental yield & appreciation cheers.gif

very true but if get those 2 storey now for investment, cant earn much leh coz sub sale. those agent there oledi selling the 2 storey for 800k++

just came back from the Vale private launch.
2 units in 1 block townhouse. 3 floors per block. each family owns 1 1/2 floor.(which is weird) hmm.gif
strata title like condo.
lower unit cost 800k++
upper unit cost 900k++
total 98 units.

Looks good but the location to deep, and the pricing for this townhouses, quite overpriced ... even it is DSTH, have to reconsider ... it was just a strata townhouse ...

Personal thinking, it has size of Zaria superlink but just the selling point is townhouse.
if you buy whole block(800k + 900k = 1.7mil++) then similar to get 1 unit Zaria superlink

If I were u, I rather buy Armanee condo, cool breeze , facing urban park, only RM250/psf. TV is RM400/psf. Floria RM450/psf, some more 100m away from NKVE highway.

Sutera Damansara and Zaria developed by OSK are leasehold projects and only guarded. Not true blue gated and guarded. Why not go for freehold Perdana Residence 2 at Selayang, a gated and guarded strata titled developement come with affordable clubhouse membership of RM200 per month.

Armanee is leasehold condo..long term no good.

I personally like the design, especially the concrete panels that fix onto the wall, from the photos it seem quite a lot of this concrete panels, these are quite exclusive material. Hopefully OSK won't do it with some cheap-stick material...

Anyway, they say the show unit will be ready soon, can't wait to see the actual design & material & workmanship. RM 900k per unit Town house, no joke, OSK have to show the buyer the real value, buyers are not fool ... hmm.gif hmm.gif hmm.gif

True enough that nowaday developers using creative/new designs to attract buyers, from the internet photos you will find the Vale having many timber-like panel and concrete panels on the facade, but again these are "Designer Impresions" picture, doesn't mean u will finally get as what you have "perceived" from this picture, need to be extra careful. This is where the lame developers can cheat & con buyers.

My very own experience when I worked with a developer sometime ago, the marketing brochure "designer Impression" show wonders, but when during construction, my ex-bosses all got Greedy, they want to use the cheapest materials to imitate what shown in the picture, example : they use plastic sheet instead of glass for some design, they said it just look the same as in the picture, BUT if you ask those who saw the brochure picture I would say almost all will perceive it as glass. When the buyer saw these as they get the house key it will be too late, no point arguing by then, the developer had sold all units and got their money... blady blood sucker. shakehead.gif

Kaak, since the show unit is ready, maybe you should take some photos and upload here, just to see if the actual is same as the brochures...

Rex, thanks for you advice, infact I will wait to see the show unit first before decide to buy.

I heard some of this advice too before this, especially for those launching without show unit to see, quite a risk for the buyers.

BTW, their show unit is not done yet, I saw they still doing it up the hill.

Will definately snap some photos to compare with the brochure & update everyone here... icon_rolleyes.gif
