when you have inconsiderate neighbours
you cannot blame them

for example, my house which is a corner lot. ( the side facing a row of houses)
I parked two cars inside the porch,
and the side of my house , is occupied by about 4 of the neighbours cars. they do not park in their own porch or outside their house, but across the road on my side.
they also park in front of my house - making it difficult for me to get in and out of my house.

so what I got to do.
Put flower pot lor - to get the message across loud and clear'

problem not solved.
so I put up a side gate ( 10 feet ) at least when my relative come, there is parking.

but they still park in front of the gate or makan the jalan. What to do.
must put up sign - No parking sign

I have seen houses ( intermediate lot ) putting up sign - No U Turn here please.( I guess spoils their tar road )

the freebie of MOT ended on the last day of June, after that no more.

How about the Vistaria in Puchong Jaya? Did IOI manage to sell all of it now and no need for freebies anymore? That place really hard  to sell.

there r pros & cons to all these... early birds get to choose their fav hse nbr & location. The tail ender hv no choice but to take what IOI hv left, just b'cos of the freebies they may hv prob selling (nbr not good fengshui, beside TNB substation or too near to water tank)  

Serena not get MOT free for early birds mehh... november economy down..then only the free MOT come into
idea. MOT free for Serena end April not June.

Yes...   got pro and cons..

maybe there is some kind of unfairnest on the sales technic but at the first place IOI didn't
force purchaser to buy their hse, how can we say cheated.  . if price go higher like us in
Olivia we all say lucky.. . it a matter of give or take ( satisfied of what you hv buy &
forget abt what IOI do with the rest of the hse )

Just ask the sales off,they said Zarya dun have free MOT when launch, but who knows??? MAPEX wil on fr 27Jul until 2Aug at KLCC,dun know IOI join or not, may b at that time they wil make any good promotion???

Just read fr Star Paper House to sale...The Primerose BPP 11 sales RM580K, oh my god...The price b4 is RM499k, why increase so high, U think got people buy meh?

I went to sales office this morning at 9amp sharp and there was a slight queue already for the soft launch for Zarra

went there with 3 frens and booked 5 units between us after seeing people snapping up the units even without confirmation on the price and design.

Those end lots on the higher ground all booked.

People are even calling the sales people to book the end lots without looking at the Plan.

Vistaria Ichiban? The market will prove it true or not. IOI had so many problems selling Vistaria. They offered so many freebies to later buyers and lower price. The early buyers complained and IOI had to compensate them will free 46" Samsung LCD TV and some cash refund.

How I know? Because I know one of the owner and saw the LCD TV when I visited the house.

Usually developer cannot "throw price" mar. If you give 50K to 80K discount to the late buyers, then the early buyer will sure "tulan" mar. Then how the early buyers gonna sell their house in future? Sell at loss?

So, IOI have to give and take lor. Else nobody will buy from IOI anymore.

Actually, in a way, IOI is also quite responsible lar. 

Other developers sure ask you to fly kite if you want to get compensation. 

FYI, the court yard is covered by some see through material, left a slot for the water to fall into a drain.

Suggestion for courtyard ..I think IOI will not stick to the courtyard bcoz the same reason too
as it is costly. At first Buyers need to cover themselves the courtyard but after
more demand from the potential buyers and to speed up their sales...IOI agreed to
cover the courtyard as what you see at the corner showhouse.

showhouse to see clearly..but not sure if showhouse still open for viewing as Serena DST sold out liow.
2.5 left 2-3 unit but not sure today will be available..if yes..still can go for viewing...

In my opinion, I think IOI properties will deliver quality units for each buyers. If it doesn't fully covered the root up, it will also come with something which is highly acceptable by the buyers. I don't think they will spoilt their good reputation so far as 1 of the top developer not only in klang valley but in Johore and Penang as well. 

i think the courtyard already promise before the Buyer sign S&P..even not written down...i think ok kuar..IOI..

I have a little opinion here to share to all buyers, both Serena & Zarra.

For Serena, i remember the wet kitchen at the back is not totally covered. I mean the wall. Is only 4' and the rest is cover with grill only. Water will come in and the whole kitchen will get wet when it rains. I do hope this part the developer can cover it up for us since it only require a little bit more cost to them. Most likely ard RM100-200 but this will benefit all of us a lot in renovation cost in the future. I hope the developer will do it for both Serena and Zarra phase.

For Zarra, the balcony at the middle room shd be covered properly as well (shd be able to use without extra renovation to protect from rain and security issue), as wat Serena buyers requested to the developer for the courtyard.

We do hope all these mini minor things shd be properly built for Serena & Zarra buyers bec' v already paid for wat v deserve to get with the ceiling price for double-storey around puchong area.

Lastly, as a Zarra buyer, I do hope IOI will maintain the quality and workmanship for Zarra with proper floor plan design (with minimum renovation needed) and of course hope to see a reasonable selling price soon.

i think it depends on which sales personnel u deal with, the short sale guy sit at the far right at the office not that friendly i guess.....he is the one that took back the house no sheet from me (not layout plan).

if i hv time today i will try scan and upload a copy of house layout here.....

Just call IOI, intermediate price might increase to RM580!!! walau!!
