Not MPSJ authorities. Just get TNB to change to 3-phase. TNB got list of external contractors who can do it for you. You will have to pay more deposit. Total can cost RM3K to 5K.

There is one TNB office at Bandar Puteri, behind StandardChartered Bank, near 7Eleven. Go there and ask  icon_rolleyes.gif

Just cal to IOI sales off, she said Zarra wil launch middle of the next year... sad.gif
Show hse wil b build... She said these all decided by Top Management....
Why IOI this always keep changing ....
*
probably the later they launch the better for those confirmed early birds... the later time they launch the higher the price they are selling
did u guys get something black and white that they must honour 570k selling price?? can they change mind last minute?

curious to know, did they cash-out the cheque paid for the early birds booking?

sure IOI can drag their leg on launching Zarra, as they expect the housing market to increase further with sign of economy recovery around the world. So y sell now when u can wait for a better price!
If possible do think abt BK then just wait for Zarra & be slaughter by IOI kau-kau. cry.gif
*
570k for the last piece of terrace sounds illogical low... unless they want to do put it as part of their CSR in company report brows.gif brows.gif

No more 24 months warranty of defects, go back to the S&P they state only 30 days after VP, after that you are on your own becos this house already 4 years they keep.

Added on August 5, 2009, 2:02 pm

this one only applicable for those newly completed house, my one already completed for 4 years so I think not applicable to my case.

ya.....they have tar the small lane behind the last row of Primrose facing Olivia, however abt the small piece of slope land, any developments on dat ? seems a bit wasted though

for kiasu one, they might want to mark that area as their kebun for sayur-sayuran.. i saw some in bpj even build fencing around their kebun to mark as "their territory"

Thx, so even SCB stated only start paying when FULL CF is BS?

basically everything comes allign to 80% ..... am I rite?
*
Most loan starts installment after full disbursement.. 100% fully paid.
If you look at the S&P, at 80% you got all the road, drains etc ready... the final 20% is when developer handover VP.
Based on ioi track record, upon the completion up to 80%, the house actually ready for VP... so they will bill the last 20% together.

Hence, I believe that's the reason why ur banker said the ["vacant state" by IOI means = 80% of $ disbursement].

in case there is something missing between the 80% stage and VP, only after the last 20% paid then you start installment.

My captain, Vistaria case is different. Hv u seen so far any houses in BPP experience the same thing happen in vistaria?
*
serena early birds have the same fate... no MOT, no 0% interest during construction.
Although the "depreciation" value is not that much of vistaria, but you can see the lady boss is willing to do anything to increase the sales.
With zarra got so many "watery" response... they will just "chop" the buyer... drool.gif drool.gif

its very true.....agreed...used to be branded for a sohhair for buying DPC zenia when it was 1st launced......now nobody even dares to remind me of that hahaha....

btw.....given a few more yrs time.....i can forsee BPP will indeed become the gem....in fact the next tmn tun or DPC million dollar terrace ...as for BU....i dun consider it to be exclusive....maybe ppl associate BU with upmarketness becos of 1U n the curve....BPP with current amenities...all it needs is a decent mutliplex shopping mall ( hopefully setiawalk delivers) biggrin.gif price wise....convenience wise...shop wise...banking wise.....BPP has more than bu + tmn tun + dpc....throw in other old age areas ss14, ss2, tmn megah , ss23....still cannot come close .....dats IMHO biggrin.gif
*
imo, bpp is surrounded by too many low and medium income family... also a lot of kiamsiap family too (not even want to join & pay for guarded community).
when no people willing to lepak and spend, tat's all for the township... just see ioi mall new extension, the high-end shops just "pak wu ying".

IMO that is nothing relate to BPP.  IOI mall new extension should extend bigger by taking all the land area for their
newly develop high-end shops beside IOI Mall..but i think this is a big mistake by IOI... Just think who gonna to
go to the shops beside IOI Mall where all the residential area like BPP and Puchong Jaya have their own shops
liow..... FYI, in terms of Buying Power, Puchong household will have more $$$ due to population . TESCO Puchong
records the highest compare to others TESCO. LDP Puchong got 4 lanes where LDP PJ got 2 lanes only...
*
no doubt puchong got many medium to medium-high income people... the point is, are they willing to spend?
how much is willing to spend, for example, a cup of san frans, coffee bean in puchong??
i guess most forummer here hv never ever bought a cup of san frans coffee when shopping at ioi new wing.

curve area also got tesco... is tat's the reason so many people flocking to mutiara dmsr?

mad.gif you are too ego loh.... look down at Puchong people... doh.gif
My point of view is that , IOI are building more shop so more and more big boss will come stay here and have their business here..that is why you can see many million dollar hse in BPP still can sell well..even YTL lake view  ...I am glad to see those high end are keep on built in Puchong, This is good sign . We are 1 malaysia - got poor people , rich people and medium people...but i am sure another 3-5 years ....more and more boss will migrate to puchong...and the hign end hse is still on high demand.  cool.gif
*
i said a lot of rich people in puchong notworthy.gif notworthy.gif ... just tat most of them are kiamsiap.
i m sure most people in this forum afford to pay for a cup of san frans coffee... just not willing to spend, true??

got spending power and willingness to spend might not be perfectly correlated

IKEA here guarantee i pokai for sure  doh.gif HM is a big IKEA fan...wl buy whatever on the ads, said if dun like can change.. rclxub.gif aiyah still need to pay lar.... icon_question.gif

Added on August 13, 2009, 10:03 ama cup of coffee at a posh diner doesn't judge someone is rich or not. Do you know ppl in Starbuck spend rm10++ for a cup of coffee & sit there for hours... opp a family spend 30 min at a dim sum shop & spending easily exceed rm100...
*
it's not rich or poor, it's willingness to spend or not...
dim sum is food... daily necessiity... with 100+ at least 4-5 stomach got full, on the other hand spending above-average priced coffee is lifestyle...
u still can opt for a 1.50 nescafe tarik at mamak vs 10+ brew.

taking example of the family with dim sum... do you think they are willing to spend 100+ for a sip coffee for the whole family? probably yes but I guess very likely no.

if you want a vibrant township... puchong needs market that willing to spend for lifestyle.... like in 1u & curve area.
just like you willing to spend on IKEA things, u could get the similar things from jusco or parkson, dun u?....
but you willing to spend for better modern design... again lifestyle....

brows.gif Actually, the people who spent at 1u , the curve , ikea are not 100% the people who stay there, they are a lot of out comer likes us go that area for apointment /leisure . So i am not total agreed with that area people have more spending power rclxub.gif
If puchong have that kind of enviroment (hopefully) sure we can attract more outsider come and spent in Puchong, and are we going to concluded at that time, people at puchong at not kiam siap??? rclxub.gif
