if one shop and nego hard enough , you may find some desperate sellers. some sellers happy at RM 200,000 profit with little hard work

Any taikor can share what is the latest selling price for any recent duel completed for Primrose/Serena/Zarra?

There's 2 types for Serena for Zarra (2 storey and 2 1/2 storey).
2 storey at 850k while 2 1/2 selling around 1.05m
Primrose is around 850k and have better hilltop envoronment.

I know of someone bought a vista for 700k recently. Is that cheap or just average ?

Not sure if there is any transaction lately but I understand that few months back there's end lot (no extra land) facing hill at Puteri 11 selling at close to 900k.

Different buyers having different asking price, also it may largely depend on where the unit facing, close to junction exit, surrounding, etc. By the way are you looking to buy for own stay or investment? Personally myself stay in P11 and I can tell you i rate this area highly than Puteri 6 due to good hilltop view as well as excellent RA and build quality.

I think for that price consider cheap as can see that asking price already approaching 800k for Viata owner. However Vista layout is rather a bit awkward and the buildup is smaller. I did take a peep at Vista before go for my unit few years back. Fyi, P12 residents always complaints of phone line and modem burst and even electronics items damaged due to frequent lighting strike thanks to it's location at tallest of BP.

Puteri 11 & 12, being located on the hilltop are prone to lightning... This is one thing that one has to live with it; but you have good scenery tongue.gif

It's called little Genting. But lots of outsiders come to the hill top nearing the guard house and leave the food rubbish behind, while they are enjoying the good night views.

Kind of spoiled the road scene as u can see row of cars n bikes at the road side. Some ventured into bushes. It make the road narrower.

Yup, saw that especially during New year eve whereby many outsiders park cars and bikes just before the guardhouse like they never see the panoramic view in their life smile.gif Probably P12 should move their guardhouse downward like P11 so to block them from camping close to the housing area.

Probably looking for own stay, have to work very very hard for this asking price.... sad.gif

Anyway, my only concern: whether the new Puteri Hill (pls correct me if the name is wrongly quoted) high rise apartment will block the good scenery of Puteri 11 and create heavy traffic flow for this area.......IxI always try to make maximum return from every inches of their land, and never take their previous buyer into consideration. Hope i am wrong...
