Dear all,

i am new into this forum.

I was approached someone from SUPEX- Mortgage Reduction company.

and explain for me the prepayment clause. The plan look interesting on the money that can save.

Only let down is need to pay for their service.

Anyone come across this issue or usign their service?

just sharing here.

In actual truth you do not need company like SUPEX to help you save on mortgage repayment.
Engage more in this sections or other property forums and you'll learn a trick or 2.

Btw, SUPEX had a bad rep among the real estate community forums.
Mostly because of their hard sales.

And no, you do not need to pay someone to help you save.

It's not about cheating.
It's about things we can do ourself without involving a 3rd party.
It's in regards to eduations.

You don't search the topics in regards to SUPEX.
You need to educate yourself in regards to mortgage loans.

What SUPEX did is like any other ppl would. Reduce the principal of one's loan amount. Than negotiate with banks either to cut tenure or reduce monthly repayment.

2ndly, they would "help" find banks with lower interest charged and "help" one refinance.

Aren't this 2 doable by ourself without "paying" for someone to do it?!

Let's put it this way - they provide a service for you if you're not bothered about it. It's like hiring a maid - you can do it yourself or you can pay someone to do it for you.

The reason why SUPEX gets people irritated is because they, err...,choose to ignore some facts. The core of their selling is based on conventional home loan (those you pay a fix amount for). Flexi-loans gets them flubbered smile.gif. They take your existing loan, negotiate a lower rate for you, show you how much you'll save in the long term, and charge some $$$, based on the amount you would have saved (not sure whether it's valid now, it was a long time ago).

I have a cheaper alternative to Supex.

READ. There are tons of financial literature for all of us. For those that say that they don't have a business / finance background or don't have the time to educate themselves....Well, we all have to start from somewhere. Stop making excuses.

IMHO - it is a person's sole responsibility to take charge of his or her own financial goals, and Mortgage!. Don't outsource it and pay thousands of RM for something which u could do yourself.

I have done mystery shopping with Supex before. I dare to say this - there are some people in this forum that can educate the supex consultants themselves. I'm not impressed by them at all.

My personal opinion - Supex is a legitimate business. Unfortunately, they may inadvertantly exploit those of us which do not have an iota of financial acumen.

REFINANCE NOW. SURE SAVE U TONS.

Ok, RM100 for this piece of advice.

They use fancy terms. Fancy tables. Saying that prepayment that you made to bank doesn't deduct your monthly interest at all because the banks treats all prepayment as advance payment blablabla ...

Then they would ask customer to request some absurd thing from the bank, when the bank canot produce it, they say the bank dont dare to print it out for you or watever crap. Saying bank has 2 system, 1 is to show customer, another is real calculation and labbish.

Then charging few k for their service. Before customer even save a single cents, he had to come up with the money to pay them.

REAL LIFE ENCOUNTER before anyone said i heard from friends or shyt.
Ok, i HEARD this thing from mouth of customer when i was still working in bank. So either the customer bull me or SUPEX bulls him. And in return i bull it here.

Yesterday after viewing some properties, while having lunch, got nothing to do, suddenly i remember a Supex ppl that keep pestering my friend for taking up their service,since nothing to do after lunch, i called up this Supex guy

The conversation goes like that,
Me:Hi, I'm XXX, a friend of YYY, would like to know more about your serivce
Supex:Oh...good, i'm providing a service that can help you to reduce your mortgage repayment and shorten your tenure
Me: Oh, very good, can i know roughly how it works? Becos i'm currently serving a RM200K loan under ZZZ bank, with Flexi Loan
Supex: How much are you paying every month?
Me: Around RM1500, for 30 years
Supex: Then I can help you shorten your tenure to 15 years
Me: Oh...how?
Supex: Now your monthly repayment is RM1500, you need to top up roughly RM1000 every month, and shorten your period
In my mind: What kind of bullshit...Of course i know if i pay more every month, then i can shorten my tenure, do i need a "CONSULTANT" to teach me this??????????
Me: How much u know about flexi loan? and mortgage?
Supex: I have been this line for quite a number of years, and when bank tell you flixi loan, it is not flexi, when u pay more money, they will park it aside, but not deducting your principle
Me: Hah??? But from the statement that i received, the bank really deduct off the principle, and never charge me anything on that?? Can bluff de meh??
Supex: Bank very cunning de, they bluff de...
Me: Thank you for your advise, and stop pestering my friend YYY, I think he knows more than you!!!

So, the conclusion is, they don't really know what they are talking about, most of the forumers here have much better knowledge than them, if they call themselves "mortgage consultant", then we can call ourselves "Mortgage specialist" liao, hahahahaha...
