Hi guys, I think we shoudn't get so happy since all those concerns we brought up to the management / developer are still exist.
Queries like can we change our gate, have our pet, hacking the wall, parking / visitor matter (I cant imagine my guests walking ALL THE WAY from the guard house to my house for my wedding party) so on so forth. Shoudn't we continue our effort on these issues? brows.gif

Couldn't agree with u more! I can't wait to renovate my house cos puasa and hari raya is fast approaching but I don't want to put a 1k deposit for renovation!

yeh.babe.........last time u say u will start claim ur LAD when CF comes out....do you have change ur plan, and now already start claim ur LAD already?

and also u are phase 1 batch 1 owner or batch 2?

yeh.babe is a houseowner of leadmont hill, previous project by our developer many years ago. She warned us early regarding the problem we will face in amansiara. I felt kinda bad doubting her back then. Very grateful she still hangs out in this forum to guide and help us go through this.

i was so disappointed.

i just read thought quite number of forum here.. and i was so headache, because everybody was complaining, complaining and complaining...

i and my brother own a house at there, i think is seems like a sucks developer that we can give them a legal letter..

i think we should gather and sueing them for late delivery, bla bla bla....etc hmm.gif

yeh-babe, based on ur experience... should I pay up and take the key or wait till the dev agree to set-off against LAD? If the dev is so bad.. my wait gonna b a long one!

About LAD, do you finally get ur LAD? after how long?

hi all, i got my key today...and now i realised that house is so far from my desire. cry.gif
my unit no is 7-1 ( lot no 155A). my car porch has a bit slope, enough to park a small car.
I have to be extra careful when entering the car porch. For MPV car, i think it left 3 to 5 inch to touch the roof.
For kitchen arrangement, make me headache also..any idea how to do.
For toilet, as u all have mentioned ceiling not so high...this dev just follow minimum requirement of UBBL.
All of that i have filled up the complain form and submit to them at site. mad.gif

Overall, i think what yea.babe has said is TRUE.

This developper should be blacklisted from developiing any other project.
They just want to get max profit and to con people ,....and will get us frustated finally. doh.gif

how do they reply to your request? some of the buyer here said developer staff said 'no contra at the moment', so if you want to collect your key then i think you have to pay first then claim later. this developer will definitely find ways not to pay for LAD, last round invalid vp is due to they try to avoid LAD, so i would think they will not contra your pyt judging from their past record.

yes, i got it thru tribunal. that is the only way to squeeze money from them. to protect your own right, they will ignore you, treat you like idiot, vmad.gif you have to be tough to them, go all the way to authority...sigh....it is really a long battle....

mahazmi, if ur unit is 2nd or 4 flr, do u think the staircase should be fully tiled? not only the top one? do you complain on the house rule also? remember last time in the brochure developer claim there'll jogging and bicycle trek? now the rule says no cycling is allowed. that's misrepresentation rite?

if you see the brochure, the artist impression oso got a lady with a bicycle in front of the house. But these are just rules which can be changed as soon as a JMB is formed. Since we're the one living inside, we all have a say in making up the rules for the benefit of everyone.

Well, considering our taman is located on a cerun, cycling is pretty much a dangerous thing to do especially for kids.

Guys .... Rules can be changed. Once the JMB is formed, we can change these rules later. Please stop complaining about the rules, in 12 months time, WE ARE THE RULES! Please do not complain for the sake of complaining. Things like NO CYCLING, can be changed, but are you aware that Amansiara is dangerous for cycling? Not enough parking? Are you aware that some roads are very narrow and if your neighbour or a visitor park at the side of the road, it will block the traffic flow? No Pets? I am not generalising pet owners, but I do have cats or dogs which occassionally drop something on my frontgate.

It is better to suggest solutions. We have suggested to the developer that some of the roads be made ONE WAY and they did put up the signs.

I am even thinking of removing my front gate, perhaps I am mad but I don't see the need for it since it is a guarded community.

As for visitors parking, I notice that there are spaces here and there which can be made visitors parking. I will suggest to the developer to consider and paint lines on the road to denote parking for visitors.

I will also suggest to the developer that we have a designated location to dump the rubbish (which we as residents pack them in garbage bags) so that we don't need the garbage truck to come in, since some of the roads is so narrow.

Hacking structural walls is very dangerous, you might weaken the entire structure. I have a neighbour who did some hacking and one day I found long hair-line cracks on kitchen tiles.

So, let's think before we start complaining.

I have just collected my car sticker and access card, and will be collecting the keys at 9AM, August 15. I wish you guys all the luck.

By the way, when the day comes for us to form the JMB, who would be interested to spare some of their precious time to help out in ensuring Amansiara, a wonderful place to be? rolleyes.gif

bro, if i m not mistaken its gated comm not guarded. unless later on JMB decided to engaged a security firm to do the rounds. But usually the security personnel tido shj. i got the experienced engaging a security firm doing just that - tido. laugh.gif nevertheless i like the idea of removing the gate.

My in-laws will be staying at level 1 and I am on level 2. They have 2 cars and I have one. I am in the same predicament like those who has more than 1 car. The challenge now is how to find additional parking without blocking the traffic, without annoying my neighbours and without sacrificing the safety of all involved.
