Hi all, been away for far too long. Don't think anyone remember me now. I finally got a letter from WSB on the issue of VP. At last I dun feel out of place anymore with you guys..... kinda feel left out when not able to view my actual unit.

So I am back!!!! hahahahahaha ....... and I would like to thank each of you who has contributed to the community.

My major concern is not about CF because I know we will get it done, but more towards the running of the community, making sure each family understand the meaning of community. We all know how limited space is around the area, parking will be the first headache. It will be a heartache if we have neighbours who are not neighbourly .... So here I wish you guys good luck and looking forward to move in some time end this year or early next year.

Anybody submitted the letter to claim LAD from developer? My S & P due on 12/07/2009 I received letter from developer on 22/07/2009 (letter dated 17/07/2009).

Is it I need to get a prove of submission of Borang E from developer in order to claim LAD (to check valid vp)?

I yet collect my key coz developer said need to wait until bank release payment.

yeh.. my too.. i called wirama, they say my bank havent release the payment yet, so i still need to wait just can get my key... So r u all who already got the key, already summit the claim LAD letter to developer when went to pay the payment n collect key?

i wonder how to claim LAD ah?

i notice that there was a charges for SINKING FUND (12 MONTH ADVANCE), RM78. did someone know what is it for and is it we need to pay it every year??

for those who got the latest architech cert or copy of subimision borang E, is it possible to post it here ?

Just came back from developer's office and submitted my LAD claim and application to set-off the amount due against the LAD. they said they need a month to reply to my application! If its true that means another month of waiting to get my key!

I think we need to pressure the developer to make the decision faster. If we do it in group then maybe they will listen... if not, either pay up or wait for another month!!!

Maybe that's their tactic in making you wait for offsetting the fee with LAD. Maybe you can call up and bug them every other day until their speed up their process.

I think those who paid the fee first and then make LAD claims will get keys faster.

u can log on to http://www.hba.org.my/help/sample.htm download the sample letter ....

BTW, by sending them the claim, we're giving them 7 days to reply... If they do not reply? can we go straight to the tribunal?

we don't have common facility... that's what our SnP says, cos the schedule for common facility is left blank.

WSB already said they need 1 month to reply.....so how? Just ask..

yes u can, u can even go direct to tribunal without sending them notice of claim, claim straight through tribunal
