Has anyone paid a visit to USJ heights yet? Any comments on them?

currently they are just selling a small part of their overall project. they are selling it slowly coz it might be risky launching at such times. they hav diff themes of houses, among them r kayangan=malay, sakura=zen/japanese, scottish, modern type, balinese,and mediteranean. currently only the kayangan part is being sold. went to see the kayangan houses. so so to me. a corner lot cost 700k-800k wif tilings and aircon done. need not much renovation according to salesperson. looking forward on their other parts.

Do you mean Putra Heights or USJ Heights ? I stay in USJ and I've never heard of USJ Heights, only Putra Heights, which is near USJ.

oh my goodness, i just realized that there is are HUGE telco transmission towers in USJ heights area!! That thing is dangerous!! sweat.gif vmad.gif mad.gif vmad.gif

AND. it's not even antennas but MICROWAVE transmission dish!!! (trust me, that thing can kill your next generations..) sweat.gif sweat.gif sweat.gif mad.gif vmad.gif

Blesedvillian, nice info. Is it nearby ka? I suppose if you're at least a few km away shouldn't be too dangerous.
Those things have regulatory standards, but I suppose regulatory is optional and can be purcahsed in Msia. rolleyes.gif

Topearn, it's USJ heights smile.gif Different from putra heights.

USJ Heights is near the Digi Office at Lot26 (Subang Hi-tech area)
If u are taking the Elite Highway, u will notice the BIG signboard there

well, u can join the Online Community of PH at www.putraheights.com
we do discuss about USJ Heights even it's not PH. biggrin.gif

all bungalow for USJ Heights... high end living. (G&G)

just went to have a look at kayangan today, about 40k difference between 2-storey and 2 1/2 storey superlink. A lot are un-sold yet, the only good thing is the fly over is in the progress, can see it is on top of the highway already.

Another thing is the Sime darby is damn rich, the whole sample house are mainly made from wood, to be dismantle after everything is sold biggrin.gif

Agreed, I think USJ Heights' price appreciation is good. I think by now all their Semi Ds, Zero Lots and 2 1/2 & 3 Sty Superlinks are fully sold. Buyers have to queue for 2 days for the launching of its last phase of superlink in Mar this year, in which the intermediate was listed at RM1.4 mil !

I have bought an intermediate unit at Mandara (Ph 3) in Feb 2010 from SD for RM931K, last check at iproperty.com they are now on the secondary market for RM1.3-1.4 mil. Thats >50% appreciation even before the expected handover in Feb 2012 !! I believe it has another 20-30% upside when the entire development is fully built by 2013.

I like USJ Heights for its low density, good landscaping, exclusivity and the G&G concept. Should be a good investment

Just picked up keys for Kayangan Puteri on behalf of my brother.

For anyone else picking up keys, make sure you get the contractor to turn on the water supply and check all the tap fittings in the toilets. The contractor guy was telling us that people usually only turn on the water supply when they are ready to move in. We wanted to check for leaks, so we insisted he turn them on.

As it turns out, most of the tap fittings were leaking. Their excuse is that they installed it when there was no water supply, so they couldn't test it for leaks. Apparently, water supply only connected this past Wednesday.

Also, no piping for Unifi (or any other brand) fibre cable to the linen room. They only connected phone line to the place where the ethernet cables come together. The brochure Key Feature states: Underground cabling and fibre optic infrastructures for high-speed Internet.

USJ Heights built quality is below expectation especially compared with the price of the property that they are selling.

It is not bad, but i guess everyone expecting better built quality.

Sime always deliver bad quality for most of it's lower price range products.

What about USJ Heights?

Kinda like the area, new and G&G, but million dollar superlink. Is the material and quality good? Anyone?

Material used are so so if reference to the price.....sand brick....quality is ok despite some known issues....but some of the good points are the used of 8ft door frame....

2.5S should be more than 1.2mil now...

Ya. Heard most of the USJ folks said, okok only and so so only.

Not much special as the location is too near USJ Industrial area and Shah Alam. Did not found any exclusitivty statying there...

Ya, the price easily RM 1.2mil already.

Fairly overpriced as it's nearby subang hi tech industrial park, cemetery, HTC n is actually near batu tiga shah alam.

Good thing will be mixed developments by Tropicana n BRDB near USJ heights...

Entrance from batu tiga is a typical industrial setting...not many shops around there except for a chinese place where most workers go for lunch on weekdays. The other entrance takes you to usj near taipan.

Good if you want a secure and safe place but nothing kore than that

Ya ya. I'm actually want a secure and safe place only. Grandis Palm & The Glades is so expensive.
Normally go to Taipan, main place, one city, ss15, pyramid. So shop is not a problem.
Just wonder environment, noise, air OK or not since near to industrial area.

Yah. Went to Tropicana Metropark gallery and have a look. Seems not bad, psf after discount also RM800 already, maintenance psf 30 cents.

Usj heights Asking price is around 1.4m - 1.6m for 24x80 & 26x80 superlink house. How much will be reasonable price?

With Tropicana and BRDB mixed developments nearby, Usj heights still can appreciate right?

USJ height has not very less 2 Storey houses. Most of them are 2.5S or 3S.

Buying for own stay slightly different lah, no one knows how much more will appreciate. But I think the price movement upward will be slightly slow for the next 3 years.

Trend in the future will be lifestyle living especially for the gen Ys. So may be better to buy one with facility now so that u dont need to upgrade later. Just like last time no one thought of gated concept.

Dis one only FnG but price like GnG with faci..

TS should look at other areas with more 'atas' feel la. are u only looking only at USJ, shah alam, subang areas?

One good example I can quote is Damansara Lagenda semi Ds. There are quite a number of owners moving to the development right next to it...think it's Damansara Idaman for the facility

For pure F&G, Temasya Glenmarie may be quite a choice location without facility but great open space. However price is slightly higher than USJ Heights.

Cannot be lo, the price for USJH should be higher than Grandis Palm-probably the difference is not much.

Location wise, USJH is sandwiched by 2 highways ie KESAS and ELITE and there is HTC in the middle. No such problem for Grandis & Mascarena Palm as ELITE is quite a distance away, although not very far.

Yes boss, some more the Chinese school and LRT station is nearby. so good for the occupiers thumbup.gif LRT is the alternative mode of transport if you dont want to get stuck in traffic jams or dont want to incur parking fees. smile.gif

really ecopark, anjung sari and many more are proper FnG with clubhouse. On the surface, it doesnt really matter as long as the security is top notch, but these are individual titled properties therefore the jmb has lesser power to execute their well wishes to implement rules and regulations.

clubhouse is good for those who like condo facilities on landed property.

For USJ heights, the niche is no house is below 1mil . In fact when i was launched, it was already 800k onwards

Damansara lagenda / idaman too high end and over budget.
I am currently staying in PH, many of nearby neighbors all upgraded to the glades and grandis Palm there.

Grandis Palm launching price is cheaper than USJH, but now the subsale price is same or slightly higher despite land size is only 24x75 whereby USJH is 24x80 or 26x80. Of coz location wise grandis Palm is better and more far away from HTC. Occupancy at grandis Palm also higher.

I Never consider setia alam coz in and out setia alam need to pay toll! shakehead.gif
Place like alam impian, saujana putra, go in out also need to pay toll each time.

But is leasehold.
Access inconvenient.

honestly from day 1 I dont like Putra Heights.
The commercial area is pathetic, and the road system? non existing.

I would rather stay in 30 years old house in Subang Jaya than Putra Heights.

Commercial area in PH is slow but wait till the LRT hub in PH is open for service, then you will see the difference! brows.gif

Boss jhbey, it seems that you like PH, so your preference will still be PH? brows.gif Laman Putra seems OK, price also not as high as Grandis & Mascarena Palms, although it is not fully GG.

I also honestly dislike putra height..so bare and cheap. I love Subang Jaya especially SS17 and 19 (i might be biase coz I have a house there). Not a fan of USJ height..so jammed up and looks hot. Setia alam have a serene feeling (i might be biase as I have a house there as well) but whatever it is, u got visit and make your own judgement. Its not a RM10 purchase so choose what u really like. Everyone have different taste and needs. I personally love Gita bayu the most (my biggest regret as didnt get a bungalow there last time when it was so cheap sad.gif

for residential, there are few segments there. The initial phases were pretty affordable and now looks a bit old, there other segment which are near the shop area (putra point). those are quite decent and mostly with proper guardhouse.

The third area is where the glades, palms, kingsley hills, etc These are more exclusive, but price is substantially higher. The glades pricing is exorbitant.

I think SJ jam quite manageable if u know some small roads. I never facing any jam issue when I stay there. Now, I believe only the road alongEmpire Subang is jam.

USJ is jam but it improved a lot every 2 years. If USJ 2, 3 or 4, I think the jam towards Federal Highway also quite minimal only. If 10 years, really sakit kepala.

Agree. I like here as is not so pack and jam. Many of my friends like puchong. Where I don't like. They claim that puchong so convenient and PH is like desserted and ulu. But I like quiet residential mah. smile.gif

Yes, bro big difference as Puhcong is huge! Certain parts of Puchong also looked "deserted" like Putra Prima or Puchong Utama etc, certain parts are busy like hell ie Bdr Puteri, Bdr Puchong Jaya etc.

PH just nice la, sandwiched beetween SJ, USJ, Puchong & Shah Alam! biggrin.gif

Yes, the jam in SJ & USJ has improved a lot, thanks to the MP & ADUN! thumbup.gif I think quite many upgraders from SJ & USJ are staying in PH now as they made huge profits selling their houses when they bought it dirt cheap last time from Sime UEP smile.gif

thats always the 2 sided coins. really depends on your requirement and the environment that you prefer

There is not many new housing area in SJ or even USJ or even Putra heights. Those new ones are mostly on the higher end market

For puchong, there are getting less as well, plenty of development extend farther away from LDP and already spill into the leasehold part of puchong and closer to cyberjaya

Yes bro because PH, SJ & USJ are developed by 1 developer only ie SD and other developers will have land for developments here provided SD sold some lands to them - for example MCT (Kingsley Hill), Marvelane Homes (PH) etc.

Puchong case is different as the major developer there IOI only control a portion, although a sizeable one, of Puchong.
