Has anyone paid a visit to USJ heights yet? Any comments on them?

currently they are just selling a small part of their overall project. they are selling it slowly coz it might be risky launching at such times. they hav diff themes of houses, among them r kayangan=malay, sakura=zen/japanese, scottish, modern type, balinese,and mediteranean. currently only the kayangan part is being sold. went to see the kayangan houses. so so to me. a corner lot cost 700k-800k wif tilings and aircon done. need not much renovation according to salesperson. looking forward on their other parts.

Any indication of the price range for a normal terrace houses? Thanks.

Do you mean Putra Heights or USJ Heights ? I stay in USJ and I've never heard of USJ Heights, only Putra Heights, which is near USJ.

oh my goodness, i just realized that there is are HUGE telco transmission towers in USJ heights area!! That thing is dangerous!! sweat.gif vmad.gif mad.gif vmad.gif

AND. it's not even antennas but MICROWAVE transmission dish!!! (trust me, that thing can kill your next generations..) sweat.gif sweat.gif sweat.gif mad.gif vmad.gif

Blesedvillian, nice info. Is it nearby ka? I suppose if you're at least a few km away shouldn't be too dangerous.
Those things have regulatory standards, but I suppose regulatory is optional and can be purcahsed in Msia. rolleyes.gif

Topearn, it's USJ heights smile.gif Different from putra heights.

USJ Heights is near the Digi Office at Lot26 (Subang Hi-tech area)
If u are taking the Elite Highway, u will notice the BIG signboard there

well, u can join the Online Community of PH at www.putraheights.com
we do discuss about USJ Heights even it's not PH. biggrin.gif

all bungalow for USJ Heights... high end living. (G&G)

not all are bungalows actually. the kayangan part is terrace house based.

Ah sorry... missed out the Kayang (26*80)
the rest should be SuperLink or Semi-D or Bungalow

btw, take note of the HT cables... not easy to spot it from the Sale Office

just went to have a look at kayangan today, about 40k difference between 2-storey and 2 1/2 storey superlink. A lot are un-sold yet, the only good thing is the fly over is in the progress, can see it is on top of the highway already.

Another thing is the Sime darby is damn rich, the whole sample house are mainly made from wood, to be dismantle after everything is sold biggrin.gif

Agreed, I think USJ Heights' price appreciation is good. I think by now all their Semi Ds, Zero Lots and 2 1/2 & 3 Sty Superlinks are fully sold. Buyers have to queue for 2 days for the launching of its last phase of superlink in Mar this year, in which the intermediate was listed at RM1.4 mil !

I have bought an intermediate unit at Mandara (Ph 3) in Feb 2010 from SD for RM931K, last check at iproperty.com they are now on the secondary market for RM1.3-1.4 mil. Thats >50% appreciation even before the expected handover in Feb 2012 !! I believe it has another 20-30% upside when the entire development is fully built by 2013.

I like USJ Heights for its low density, good landscaping, exclusivity and the G&G concept. Should be a good investment

Just picked up keys for Kayangan Puteri on behalf of my brother.

For anyone else picking up keys, make sure you get the contractor to turn on the water supply and check all the tap fittings in the toilets. The contractor guy was telling us that people usually only turn on the water supply when they are ready to move in. We wanted to check for leaks, so we insisted he turn them on.

As it turns out, most of the tap fittings were leaking. Their excuse is that they installed it when there was no water supply, so they couldn't test it for leaks. Apparently, water supply only connected this past Wednesday.

Also, no piping for Unifi (or any other brand) fibre cable to the linen room. They only connected phone line to the place where the ethernet cables come together. The brochure Key Feature states: Underground cabling and fibre optic infrastructures for high-speed Internet.

USJ Heights built quality is below expectation especially compared with the price of the property that they are selling.

It is not bad, but i guess everyone expecting better built quality.

Sime always deliver bad quality for most of it's lower price range products.

What about USJ Heights?

Kinda like the area, new and G&G, but million dollar superlink. Is the material and quality good? Anyone?
