Can someone tell me how long do I have to wait for kwsp withdrawal after sign snp? I bought a house in Pristana, Sg Buloh which is lease hold. plus if there is land restriction or anythings else.. how long do u guys thing I need to wait?

i did mine last time..it's about 14 working days if i not mistaken.
very easy & fast transaction i would say..
donwload all the form, prepare all the document, go to KWSP jalan gasing @ 8.00am, after 1 minutes, my number is up, go to counter, 5 minutes checking & completing the form by the officer (ask him how long it takes to get the money), then done! go home, wait for 14 days, check ur statement online. if saw some deduction, then check ur bank account.
hoho..kaya already!!

If ur 1st time apply for EPF withdrawal then even faster becuase the money is direct debit into your personal account. My customer told me 3-4 days he get the money from EPF. I so surprising when he told me..

He is not my friend but my customer. He is only 30 years old. I'm not sure where is he applying but he told me he get the money in 3 to 4 days. I never apply before so I don't know, i jz sharing this here only.

a yr ago, i got my first EPF withdrawal for buying house in about 11 or 12 days, can't remember the exact days.
told by EPF officer usually within 2 weeks.

some say... i only need to submit snp (stamp) + loan agreement + ic + acc no... but some say.. i need letter from land ofc like suratan hak milik & surat kebenaran pindah milik frm pejabat tanah.. so which one is true? if i only need to submit only the 1st choice (without landofc letter) thn it would b easy for me.. but wht if I need to wait letter frm land ofc? its gonna take month isnt it??

if i remember correctly my withdrawal last year took about a week only. i was quite suprised cos the staff told me that usually 2 weeks to a month.

Just submitted my form and docs today, was told 21 days.

Oh yes, one more thing. For withdrawal to buy house, the max amount formula is (house price - approved loan amount) + 10% of house price. Eg. House is rm400k. Loan approve is 300k. Max allowed = (400-300) + 0.10*400k = rm140k.

i saw from other forum, KWSP really change the rule, which no longer allow a couple with no proof-of-relationship to withdraw EPF together, but only allow 1st a/c holder...

If you bought direct from owner, it depends on whether individual title has been released. If not yet, you need Deed of Assignment or confirmation letter from the developer. If title already released, you need the seller's individual title and the KTN 14A form that has been processed by the land office. This should be fast. Get it from your lawyer.

If bought from developer, the S&P agreement would suffice; later on they'll copy your IC as proof that you have come in person to do the withdrawal..

Not only that. If you took loan, you need to provide the loan offer letter as well if withdrawal within 1 year from S&P. If after 1 year, need to provide loan agreement instead. Also need to bring your saving account book or current account statement. It has to be individual account, no joint account allowed.

it's depend on the branch. I got mine within a week. It surprised me. The branch at Danau Kota

FYI, there's a lot who got their money in 1 week time.
I've also just went to KWSP yesterday and for further information; for those whom had made their purchases within the time frame of 3 years, they may still remit the money directly into one's personal account even though one already had a housing loan. Applicable only to 1st time withdrawal.

Mine is less than 2 years and they would remit the money directly into my personal account, hopefully in 1 week time too.... wink.gif

Mine is on the 31st December and "Lulus" is on the 12th January considering all the public holidays in between i would say quite efficient. Counted exactly 7 working days.
Now it depends on how fast the money got credited into the account.

Am not sure. But most probably can as S&P is joint name.
My case is S&P and loan is one name. So my wife can take out the money as helping partner settle loan. However unlike me which the money is directly credited into my personal account, my wife is given a cheque pay direct to the bank.

No.
Unless you request to collect the money in the form of cheque; than they would call you when the cheque is ready.

However, if they do send a notification letter; I bet it would be via snail mail. Thus if you look at mine, it is approved on the 12th and I guess they would credit the balance either on that day or in my case the next day into the account. Thus snail mail would be slower than their process. I got to know it through checking KWSP online and also monitoring my account. wink.gif

I went to Bkt Gasing. But my account was opened in Kuching, S'wak.

What is the type of withdrawal shown in your i-akaun? Mine shows BUY2HSE and still DALAM PROSES. Maybe the type of withdrawal will determine the TPT.

My case is i had signed the S&P about 2yrs and now the property still under construction. In this case, can i apply for EPF withdrawal also? this property is under joint name.

It is better you to call KWSP and check with them what is the prob with your withdrawal. Supposed it does not take this long period of processing time.
Las time, my friend also have to wait so long. When she called, the officer said that there are problems with her figerprint record in their database. It is blur. so, they cannot match with the fingerprint in her withdrawal application form. The solution is, she had to go to KWSP again to rerecord her fingerprint.

Short answer: Yes.

Btw, if the application is less than 3 years of the S&P signed; you still have the choice of creditign the money into your personal account.

this one of the situation i want to avoid..been in this situation couple of time..
thats why i have to postpone the submission just to make sure all of the document
needed prepared..
hate that happen especially when you already sacrifice your annual leave..

i think kwsp jalan gasing has already setup the document cheking counter. And the process will be faster if submit your application there because all the approver are there. All aplication form other branch will be submitted here.. so if you directly go there, you cut the delivery time.

My application has been approved today. Just checkded my i-Account. I applied on 7 Jan and it takes about 2 weeks for processing. Now checking my bank account whether monies are in.

yup..in kajang also they will check your document before u can proceed to take ur number..
but maybe u need to come early i think since they not too busy to check everything..
its a bit complicated for apartment since involve strata title and everything..
better ask your lawyer first laa..

Lets say if i were to buy a house, do I have to pay the 10% downpayment with my own money first then only take back from EPF... or can I wait for my EPF money and use it as the downpayment without touching my own savings...

You have to pay the downpayment on your own pocket money first. You need to have the SPA,Deed of Assignment or Developer Consent letter. You will need to settle the at least 10% upon the signing of SPA only your lawyer will do the stamping for you.

Yes, you are right. It takes about 2 days after "diluluskan", then you will see your monies. Yours is superb fast!

I submitted yesterday .. today i had login to EPF and check 5 times already ..still DALAM PROSES ...

I think it will take around 2 weeks ...

I just wonder how your case 1 day diluluskan oredi ?? Do you submit at KL HQ ??

House Price RM100K
Bank Loan 90%

1) pay 2% booking/deposit
2) wait for agreement
3) apply loan
4) pay bank RM10K downpayment. bank will pay owner RM100K
5) wait for kunci rumah
6) apply epf withdrawal (30% of total)
7) the epf money shall be paid to bank

I submit my application on 19th August Wednesday .after 4pm ...

I saw it was DILULUSKAN on 21st August Friday ..

I called EPF ... they say once DILULUSKAN ..at least 3 working days ..then only can get money in my bank ...

Then iam sad ... i have to go through the weekend without money ....

I dont have any money ...i ask from friends ..but they also dont have ...

On Saturday 22 August morning...I very sad ... i walk by the street ... and i were passing by a bank ... then deciced to just check my balance in the bank ...

suddenly for my suprise .. the was a 5 DIGIT balance in my account ... shocked big time ...

EPF fcking efficient really ... not working day also ..can credit money into my bank ...


I damn happy liao ... untill now ..i havent sleep ... drink too much yesterday ... got money really cannot sleep ...

submit one monday.. then wed receive letter saying approve..
tehn two more weeks.. got the money..
now, place all of them in FD as my hse loan is still not yet active as have not release the 90% amount yet to owner..
pending for some doc...

my application has been approved today, total working days is 15 days , considered fast as they mentioned need 21 working days, dunno how those people can get within few days time...my application submitted at EPF Jln Gasing , now waiting for fund to transfer into my account

that depends on what is the status of ur bank loan now, if within 1 month it's gonna be released, put in saving/FD is the same.

margin of withdrawal is the difference of snp price and the loan amount taken + 10% of the purchase?? (plz correct me if i'm wrong)

if it's a completed property, can withdraw as long as we have money inside ACC2 for installment? does it base on any percentage? or we can clear out ACC2 every month?

another silly question, assume i'm a first time house buyer, i heard that i have to fork out the 10% first, sign S&P, then only can bring to S&P to apply for withdrawal. if i'm short of cash to pay for 10% down payment, i'm wondering if i can withdraw from ACC2 base of a booking receipt?

I submit mine on 31 May 2010, Jalan Gasing, until today no news yet. At the counter officer told me to wait 2 weeks.

I called them yesterday, the say application still pending, they asked me to call back again to check another day.

Today I called them again, they say not yet approve and worse ask me question such as , have you submit your loan agreement?
I was shocked, how can this happen, I asked them then why they accepted my forms and application.
I mentioned I have submitted the documents that is needed.
Then they say, okie, thank you for waiting, you have your loan agreement submitted, please call another day to check on status.
And told me normally within 21 working days will get your money.

What the #$@#$#$... furious now... maybe call center and the KWSP not in sync is it?

haha...need to borrow from Ah-long already.

Usually when they hold the application is because some other documents are required due to certain special circumstances ... Like my case also..

Wat's the feedback from their call center ?

btw, which phone num of jln gasing branch u called ?
i called them many times but their lines always no one pick up .. heard from call center is because their processing dept very bz ..

Submitted mine on 26th April 2010 - EPF Shah Alam branch.

I called like everyday to their call centre just to check if it's approved.

Anyway, got the $ by 05th May 2010. About 1.5 weeks. I'd say they're quite efficient.

I submitted my application at Jalan Changkat Raja Chulan Branch (Trust me, nobody here wan)...kau tim submission in 10 mins...cos not many ppl know this branch and its just in front of my office...so i went at 8.30am

Submitted : 2nd June 2010
Diluluskan : 10th June 2010 (7 working days in total)

Now waiting for money, but I think I should get it today or next week d..

a) do we hv to bring the "Original" (which normally kept by bank) or the "Copy" (that we have 1 set)?
b) do we need to make a photocopy for epf or just bring there for the officer to see only?

I think she meant an original copy from the lawyers. Regardless if it is photocopied or not, as long as it is stamped original on the snp. EPF officer need to sight the original copy.

i went to jln gasing branch also.
yeah u're right ... Looks like they don't really have a standard that is shared across HQ & branches & call center .. my experience confirmed this ..

Even my S&P lawyer reminded me before, that his clients also came across situations like different officers tell a bit different thing for those critical requirements .. So we as applicant gotta be alert to avoid unnecessary mistakes, else would cause delay, or worse, wasting a trip there

For my case, i brought also the title, or they call 'geran'(ori + copy), obtained from my S&P lawyer..
Must be under names of current owner to the applicant's name..
else u'll waste the trip there also, just because of this piece of document .. That's wat i came across .. Wasting 1 annual leave day then gotta visit again for another day ..

yeah Letter of Consent takes quite some time ... Depend on the land office .. time frame can be in range from 1 or 2 mths until longest 6 mth .. That's wat the lawyer told me.

And if kwsp request for this document, it can be a headache, cause it simply clash, in terms of processing time frame between kwsp & the land office..
So i came across such a case not long before, whereby kwsp send me a reminder letter saying that my application would be cancelled without further notice, if i fail to submit that document within 14 days from the issue-date of their reminder letter . That's ridiculous and i called the call centre to follow up, then send them my reply letter + Resit Perserahan, requesting to just hold and not straightaway cancel my application.

mine 1 already 25 days including today still not yet, applied together with my wife. she got her money bank in 2 weeks ago but mine still pending..more than 5 times called them....grumble.gif

they said we will check with officer in charge, every time same answer.....i'm sick already..... vmad.gif

I will advice that, after submitting the EPF withdrawal is to folllow up every week just to be safe. You never know what will go wrong.

I've been dealing with KWSP hq for my study loan (it takes about 5 days from the day i submitted till the day i got my money in my bank account)

I've also been dealing with KWSP Shah alam and Kajang to withdraw my acc2 for 2nd house purchase.

except Kajang which have few personnel who are dilly-dallying with submitting the form.., the shah alam branch was excellent! very professional.. and helpful.

Avoid those makcik counter in Kajang EPF office.., and also the customer service lady there act like they are the approving board.., questioning you very loud , asking about your salary., your house price.. and what not.. >> the little napoleon syndrome.

That's why I straight away change branch to Shah Alam.

should try other branches of epf, if the one you are dealing with having so much problem. It's not so much about the procedure nor process.. it's the 'people problem' and attitude. !

(mine also have this mykad issue at Kajang epf., then i blame them lah.. not my problem if your hardware is not working. )

i applied together with my wife, she got the money 2 weeks after apply. Before that we both keep calling them ask for status they said in progress, next week calling keep saying in progress and week after my wife got money mine none. than called them again said mine in progress not yet. wait wait next week called again (after more than 3 called + 3 weeks after) only they inform my thumb print cant recognize....!!!???? what is this. then ask the help desk to get me the manager in charge they won't give said that they need to investigate 1st.....haiyo....faint!!!! keep calling same answer.....terrible.......

by right if the kwsp officer knows the procedures properly, they should on the spot advice u to liase with JPN in order to fill up a form call JPN12 for thumbprint issue, then u need to return a copy of that form to the kwsp branch that u went..
also this form would charge u rm 5 for processing fee.

If u buy ur house from the developer, i believe most of the developers allow u to sign the SPA without paying the balance of 10% downpayment. As i also did like that. After sign the SPA, then use the SPA to apply for kwsp acc2, after got the money then only pay the balance of 10%.

If not mistaken we will need the S&P first, loan agreement then only can apply for EPF withdraw.
But to have those docs, still need to have 10% cash to pay the bank 1st rite?

Yes you need S&P, bank offer letter and also the "deed of agreement" before you can apply for EPF withdrawal. So you need to pay 10% first to the seller before you can get your S&P to withdraw from EPF.

Fastest way, have no idea, but according to them, max days will be 15 working days, think this is their IKO.

he got his money on 21st. very efficient i must say.

mine only approve today, 26th. called epf, they said that money will be banked in within 2-4 days.

alright ... i know i should call epf and ask ... but here is my case .... hopefully there are seefooos here who can help

i bought a propoerty with GF ... SnP under both our names but loan under my name ..... last time went to epf to withdraw for deposit they say cant coz not married so i went to plan B and took a loan to pay up the balance down payment for my first house.

Now looking to buy house no. 2 which is a 2nd hand house ... can i put the SnP and loan under my name and take out the money from my epf to pay the deposit for house no. 2 ? is this allowed ..... ?? last time i checked in the forums , they said need to fork out the deposit first then go epf and withdraw.

can anyone confirm this or does anyone know the process ?

yea i read that before ler.... .... looks like i have to call them ler coz i didnt use epf for the first house ...... lol ..... i am asking for the second house .... i never use epf on the first house does that mean i can use epf for the second one ....

i need to know coz first house under me and gf name and loan is under my name .... hence according to the kwsp site ... loan also have to be under both our names if wanna take out epf .... so this next house i wanna buy would it be considered as the first house that is using EPF to purchase ...... is that how it works ..... ??

AFAIK, it doesn't matter how many houses u already have. This quote "EPF Withdrawal to purchase a second house is allowed after the first house purchased utilizing EPF has been sold or disposal of ownership of property has taken place." only refer to if one is withdrawing from EPF for the 2nd time to purchase a house.

So eventhough u r buying ur 2nd house, but this is going to b ur 1st withdrawer from EPF. However, u rnot allow to withdraw to pay for down paymet. You need to shown that u already paid 20% of the total cost, or have a loan b4 u can apply for withdrawer.

EPF is very efficient and helpful nowadays. I got my money in less then a week, direct banking into my bank acc. Y dun u just called them up or go to their office. You'll sure get a clearer picture.

actually one only needs to bring along the original copy of all documents and the KWSP conter staff can ceritified true copy for u. The withdrawer form has very detailed instructions which one can downloads from kwsp website.

Certified True Copy need to be done by the producer of the document. So example, S&P will be certified by the lawyer. Bank offer letter need to be certified by the bank.

Hey all, I would like to ask regarding EPF withdrawal as well.
Me and BF purchase under-construction condo. completed 2013.
We already paid the 10% of the deposit to developer. S&P all ready.
I have certified S&P, certified Bank offer letter also. The main problem I facing now is that, the KWSP form listed:-

1. Surat Perjanjian Jual Beli (S&P)
2. Surat Kelulusan Pinjaman Perumahan (Bank offer letter)
3. Bukti Pertalian (Sijil Perkhawinan stau sijil lahir)

I dont have the Bukti Pertalian !!! me and my bf not yet married also...macam mana ?? How?? Anyone can help me???

Don't worry, you can withdraw money even though you and your bf are not yet married. I just did a withdrawal with my gf. Just prepare 2 sets of document and both of you and your bf name must be in the document then get ready to receive the money banked into your bank in one week time.

in my case, my father lend me some money for the 1st 10% deposit, so i might wan to withdraw and payback father. But if cant, i'll just pay as prepayment in house loan account.

From my past experience, during the EPF withdrawal application. Only my hubby withdraw it even though both our name are in the S&P. The officer didn't request us to show the marriage cert le... And then we use the withdrawed $ for our wedding preparation.

and now i'm planning to withdraw it when the S&P signed date almost reach 3 years. Make sure do not exceed 3 years la...
hope when the time coming, i can earn higher interest than the banks + save more monthly EPF deduction. haha

Don't need married cert. The main thing is the name appear in S&P irregardless whether married, acquaintance or siblings.
you mean it cant withdraw if S&P > 3 yrs? 1st time heard abt this. As far as i know, the purpose of withdrawal is to lessen the burden of mortgage loan, so the time of S&P is irrelevant.
After withdrawing, who knows how u use the $$$ whistling.gif
The prob is when u successfully withdraw but still don't pay mortgage loan

Yes u can still withdraw your epf since it is your first withdrawal. I bought first house without using EPF money and now Im going to withdraw it for 2nd house. I've confirmed with KWSP officer in PJ branch last 2 weeks, they told me it is alright to withdraw.

If not mistaken they only allow you to choose either withdrawal of one lum sum or then monthly installment on your FIRST withdrawal. If you want to do it for second withdrawal, you must sell your 1st house first. Anyway..you can email/walk in/call them to confirm. They are pretty efficient nowadays!

efficency yes in two weeks time the money was in mine acct..... not bad but have to wait for a reports from banks takes more than 2 weeks before go to kwsp.... conclusion the report takes longer than the money transfered out from kwsp.

so far their pace is commendable. submitted withdrawal application for my 1st house and got the money within 7 days. then my wife submitted her application for "withdrawal to reduce housing loan" and got her money in her bank account within days too. job well done to EPF in this area.

KWSP now seems very very efficient.

Previously, I buy house and didn't do any EPF withdrawal bcz Its quite slow and lots of stages to be thru.

Very happy to hear it is so fast now, means I can increase my budget to buy another house. Haha.

can i print the front page of my maybank2u with my account details for withdrawal?

I have a quick question, mom and I bought a house but it was only registered under mom's name. As I have enrolled for AKPK, I did not include my name in SnP in fear of possible conflicts, this house was bought cash and I intend to withdraw my EPF money to pay off partial. Let keep this useful thread alive.

Just submitted my application last Friday (5 Oct) and got approved on 10 Oct. Not the fastest compared to others, but still acceptable to me. And after so many years, EPF is still very efficient.

Just to share some information for those intend to withdrawn the Account 2 for puchase of sub sale property.

Make sure the purchased property address in your S&P, Deed of Assignment and Offer Letter is exactly the same. Mine have to run around few times to EPF & lawyer office because the lousy lawyer did it wrongly on the S&P. You can still amend the S&P at lawyer office but not the Loan Offer Letter, bank will not entertain you promptly. Alternatively, just submit the loan agreement with the correct address to EPF office. Hope this info can help.

I've visited epf website to read more on this withdrawal. It says that there's 2 mode of payment. One is to your housing loan acct and second option is bankers cheque issue to your financier. I read earlier post, most of you mentioned that it is banked into your personal acct. has the rule changed recently?

For 1st timer, it is credited into your personal bank account. I did mine 6 months ago, get the money in 2 weeks plus. Quite fast I would say.

hi there, i applied and submitted all the relevant doc to branch on 16mei2013, and the status showed "LULUS" on 23Mei2013, but until up to date haven't receive the money, is it normal case?

Both can withdraw if

1. Married couple must provide mariage cert
2. Siblings must provide birth cert

If non of the above, only the loan applicant may withdraw.

14 working days is the norm, if more than 14 days, you should call their service line, the operator can check for you on the status.

All bros... need urgent help.

Two years ago, I've withdrew money from my Account 2 for my newly-purchased for the deposit payment.

FYI, I got 60% loan from bank.

Now the property is chasing me the last payment of the remaining 40%, can I withdraw again from Account 2 for this last payment to the developer, before I start the installment to bank monthly (for the 60%)?

Pls advise urgently....

Hi,
Want to ask you on the epf withdraw.
the house is joint name between my husband and myself.
We signed the S&P less than 3 years (already staying in the house). and want to do first time withdraw, cash directly to my banking account.

Actually we need the money for reno, but we cannot tell directly right.
so which application i falls under? there are many categories..

should i tell them, under "withdrawal for purchase new house"?

What if afterward they check, i dint buy 2nd house? will they ask?

can both of us take all the money from account 2?

I summit/apply on Monday 15/6.
Then 16/6 I get status from pending to approve.
That mean now i just wait for 1-2day to get the monies 🤑 ?
