I think you can arrange the lawyer to be in Trinty's office... Im doing that
*
Yeah my arrangement is to sign the S&P in the sales office as i intend to swipe my credit card first.

Cos the lawyers cant do it in their office as they cant take the money for and on behalf of DD and also they dun have the credit card machine.

Just for your info, it is always to your advantage to secure a different lawyer from the developers' lawyer when you execute your loan documentations.  Just imagine, would lawyers acting in the interests of the Seller (the developer) be on your side to question for example the progress billings and completion, when they are also acting for you in advising the release of loans?  Try to avoid at all costs esp if your loans are ZEC ones (no issue of getting the lawyers with the lowest fees or disbusements since they are free).  Of course, the developers' lawyers would want you to use them (more fees for them) and also the developer would prefer that you take their own lawyers for your loans (if there are disputes, they know the lawyers would likely be on their side)...

Thanks for the confirmation...will know wat to do d

pbb just got back to me and said they are only willing to offer me 40% loan coz my profile in CCRIS is too clean and i'm too young!  doh.gif

unless i can find somebody (which has to be older and working - parents are out of the q already) to apply for a joint loan, best they can give is 40%. if i can afford to pay 60% d/p, i wouldnt wanna put all my eggs in the same basket oso...better save the rest of the bullets to invest elsewhere instead rite? when i asked them what was their definition and cut off point for 'young', they said all those btwn 20-30 years old will obtain the same score in CCRIS...is this true?

sigh...am presently debt free, have no commitments with sufficient cash flow also kena indirectly rejected...feelin abit the tulan here!  shakehead.gif just hope will receive some good news from RHB n EON, else i'll have no choice but to forgo my unit already!!!

What abt the possibility of having a guarantor for the loan in order to have a 90% margin of financing?

yep, 40% MOF. dint ask abt guarantor but have no ppl in mind right now too who's qualified enough and willing to be my guarantor...lol
that's what i thought too! rclxub.gif nope, i currently do not have any loans but i guess dats not the main factor for them to approve 90% MOF rite? things like my salary, amt of FD, yrs of work, etc should hold count as well.
pbb r also offerin my sis 40% MOF only although she's older then me, holds a few cc and is a prompt paymaster every mth  sweat.gif
*
I think u just need to apply to other banks. If other banks can give u 90% MOF then i dun think the problem is ur profile.

crap ?
means must get married only can withdraw from EPF?
so they will check the SPA for the property names ?
*
U can withdraw ur own epf account 2 if the property is in your name.

As part of the withdrawal process you need to submit certify copies of your S@P as proof that you are the purchaser of the property.

You can download the checklist from the EPF website.

er... but the property has 2 names.. and lakini80 posted saying that he tried to apply EPF for their 10% downpayment but facing rejection from KWSP because the purchased of the property is with a person that is no blood relationship for eg: friend or GF?

so if the property has 2 names but without any relations.. u will face rejections even u r one of the name on the property?
*
I think he really need to check with EPF ppl. The only information that i can find is the excerpt below from the EPF website.

"Pembelian sebuah rumah dengan individu lain yang tiada pertalian keluarga dibenarkan dengan syarat individu tersebut merupakan pembeli dan peminjam." at

the sales rep told me that piling works for all blocks A, B and C would commence together at the same time in a couple of mths.

i've nv stayed in a condo / service apartment as well but my logic tells me there's no way we would be using those gas cylinders! imagine the hassle staying in the condo n having to switch cylinders when your lift fails!!!  rclxub.gif
*
Yeah - agreed with the hassle and all but i also noticed that nowadays we have the electronic stove in the market. I guess few years from now the technology would be better and prices should be affordable. However, not sure of the electricy bill, unless the developer able to convince TNB for conversion of tariff to residential.

i wont want gas pipe to surround ma house.. wat if fire runs wild... then will be hot @rss man..

agree on the electrical stove... actually price is better nowadays compared to 2 yrs ago... just wait another 2 yr then we will see other brands like philip, panasonic samsung come out with that oso...

pilling machine gone? thats weird... they shud not move it unless in danger of land slip or stuff... does this means it was there earlier for 'advertising' purpose.... gave us the wrong impression on pilling is about to start soon...
*
Yeah gas pipe looks dangerous to me as if gonna explode anytime, certainly is not safe and practical, what is it leaks or something.

Added on April 22, 2009, 1:54 pmThe TT SA told me that the swimming pool is a half olympic size pool.

Did anyone aware?
*
Im not aware of this but not surprise either, based on the advertisement material and the model block i have always thought the pool is small cos they have lack of space if u look at the design.

hi all,

mind sharing your rate for your house loan? and from which bank
*
Its vry sensitive to discuss on the rate here. This is because different people will have different credit rating with the bank and thus not everyone is getting the same rate. However, u will have to negotiate for a good rate with the respective bank.

Certain people may pick up the information from here and complain to the bank. This will affect the other potential negotiated rate.

U may want to refer to previous discussion we had earlier to find out roughly the rates are.

when only can get the SnP. I wanna take the money out from EPF. I sign my SnP last week. Dunno when only can get my copy.
*
You have to tell the lawyer on your arrangement to withdraw epf funds. Thereafter, they will speed up their process to stamp your documents and once it is done, they will release a copy of the stamped S&P for you to complete the checklist of epf withdrawal.

You dunt have to ask the lawyer to CTC your photocopy cos they will charge you. Once u have obtained the original you can make a photocopy urself. On the date of application to the EPF, you just need to show them your original and submit the photocopy together with the rest of the documents required in the epf checklist.

The EPF officer will certify the documents without ch icon_rolleyes.gif arge.
