Wow!!! Really rushing for your loan approval. but i think it is negotiable. cos how soon the bank come back to you is another story. so have u being contacted by OCBC, EON or RHB? these are the panels so will come back to you soonest. and, the rates are vy competitive. smile.gif

me too... when i plan to have my own property a yr ago, i started study on it. but, only when i've really decided to lock any unit, then only i find out carefully the ZEC vs NZEC, full flexi vs semi flexi vs conventional loan, MRTA vs MLTA etc... really complicate things...

i think there are a lot more ppl like us. thus, thk to those share the advice to me. arigato notworthy.gif

This is a loan calculator that i used to check the schedule of payment for my 30 yrs loan. u can trace normal payment schedule, schedule with advance payments etc.

traffic in KL? haa... evyday i've to experience it twice. 1.5 hr to work and at least 1 hr to home.. depends on wat time i leave my office...

my work place is near jln ipoh.. so have to take KL-Seremban Highway and Mahameru Highway. evy morning have to come out at 7.30 then reach office around 8.45pm..

emm.. so far as I know, the rate fr OCBC is quite standard lor. but i nvr go thru any negotiation lar.. so not sure whether can request for special rate or not lor..

Have you guys submitted to any bank as a group...and what is the outcome??
I got offer from OCBC at BLR - 2.15%..nzec, Public Bank at BLR - 2.1% zec...
After doing some calculation, Public Bank is better in terms of the rate, but I like OCBC more coz of the agent, Yen, who is proactive and helpful with my queries.  Am still waiting for HL to come back to me, tho...

erm.. BLR-2.1 ZEC is considered vy good rate ner.. rate is vy good but is it having the redraw fees of RM 50 as well? besides, 5 yrs lock from last drawn down ler.. mean abt 8 yrs lock in period. but, if u won withdraw ur money so often, n nvr plan to refinance in short period, then Public Bank is a good choise cos u oledi safe 3-4k the legal fee up front. smile.gif

In fact, I'm interested to ZEC but without MRTA. I've taken MITA from others. Do you know if without MRTA, what will be the ZEC rate?

then u have to prepare ur docs in quick. after submitted ur docs, u still need to wait for approval, then processing of offer letter, compare rates, T&C etc..

like myself, applying and comparing and studying T&Cs oledi took me more than 1 month time (apply after came back from CNY). but today only i go sign the S&P.. haa... paise...

OCBC offer NZEC BLR-2.1 and ZEC BLR-1.9 without MRTA. It is semi flexi loan.

Stand Chart? Are you sure they can do for this project? last time they also offer me vy good rate BLR-2.2 but at the end, then only they find out they don tie to this project.

Just got the approval fr RHB, ZEC BLR-2.1 without MRTA. semi flexi loan.

Yes. Heron is delivered earlier and the sub sales is good. That's not even a better location. The price from 160k raised upto 220k now where it is just completed abt 2 yrs time.

In the S&P, it will list the material and design there. Generally the layout is quite standard. I've go across similar design before.

Show room is quite important but still not represent evything cos sometime we won discover any problem if the showroom is well designed. haa...

Anyway, it will better if got. But, depends on which type that you are interested with cos TT won build all types as there are 5 types of design. As I know, Type B is the one. And the show unit is available in June / July.

yes. KL view is almost sold out. i think only left 2 or 3 units. now left swimming pool view. total sales is abt 70+%.

the sales is too good until there are a group of purchaser are calling for Block B oledi.

which corner unit that u refer? each floor has 2 Type A, 1 Type B and 1 type E. but i don think u can get type A now. type B is still a good corner unit. type E might be near to Block B but it is the biggest unit lot (1213sq2).

anyway, u should think abt what u need then only consider the layout. like there will be ppl look forward corner but there will be ppl only interested to intermediate units. wink.gif
