Property developer Titijaya Land Bhd is eyeing to build a mixed development in Penang, with a gross development value (GDV) of RM2.6 billion.
Deputy group managing director Lim Poh Yit said the 20.4-acre (8.26ha) project, which is within walking distance to the south of the Second Penang Bridge, will have a total land area of 3.2 million sq ft. It will comprise four residential towers, four commercial blocks and a retail street, which will be built in three phases, said Lim. The first phase, the residential blocks, will be launched either early next year or at the end of this year, with a GDV of RM600 million, Lim said. For this project, Lim said Titijaya is looking to fetch between RM700 and RM800 psf. Its target buyers will mostly be self-occupied homebuyers, he said, adding that each unit will cost them between RM700,000 and RM800,000. “The recent launch by E&O (Eastern & Oriental Bhd) of Tamarind is selling around this range, and it has been well received,” Lim told reporters He said the commercial area, which is expected to attract food and beverage operators, will be built facing the sea. |

RM10bil WorldCity in the pipeline
2015 Jul 08 THE Penang WorldCity is poised to transform the skyline of the Pearl of the Orient’s southeastern coast as it takes shape within the next 10 years. A RM10bil mixed integrated waterfront development, it will be a modern, sea- fronting miniinternational city where residents enjoy refined lifestyles under the tropics. The joint venture project is undertaken by established Penang developer Ivory Properties Group Bhd, and Tropicana Corporation Bhd which is noted for its successful resort developments in Kuala Lumpur and waterfront developments in Johor. To be developed in phases, the Penang WorldCity is sprawled over a massive 41.7ha ( 103 acres) of land - of which 27.5ha ( 68 acres) is existing while the other 14ha ( 35 acres) is reclaimed. Conceptualised by an international architect, it is designed to foster healthy outdoor living while also encouraging closer bonds between family and friends. Among its components are approximately 9,000 exclusive lifestyle residences, the majority of which are sized below 1,500sq ft to cater to a broader spectrum of home- owners from various income levels. Water- themed parks and pockets of lush greenery create a wholesome living environment, while various leisure and recreational amenities like the performing arts centre and wellness centre will further enrich residents’ lives. There would also be ‘ green belts’ surrounding the high- rise residences, separating them from the bustling main streets. It also creates greenscape buffers for pedestrians, cyclists and strollers. In addition to the residences, Penang WorldCity will also have approximately 1.5million sq ft of high- end retail outlets, an international hotel, grade A offices, a convention centre, international school, and a litany of al- fresco dining outlets, making it a premier tourism and commercial hub. It is envisioned to be a thriving, recreational and commercial centre where all the action is. Neatly tucked between the Penang Bridge and the Sultan Abdul Halim Mu'adzam Shah Bridge, it is also a short drive to the Penang International Airport in Bayan Lepas. Various shopping, financial, education, and healthcare amenities in George Town are also within a comfortable distance via the Tun Dr Lim Chong Eu Expressway, while the ferry services provide an The Penang WorldCity will be a modern, sea- fronting mini- international city. alternative means of connection to the mainland. Even closer are the Bayan Lepas Free Trade Zone, Queensbay Mall and Pantai Hospital, as well as various banks, schools, food and beverage, and retail hubs. All these factors ensure fast appreciation of properties in Penang WorldCity, making it a great investment option. The first phase of Penang WorldCity is the Tropicana Bay Residences ( TBR), comprising five blocks of 22- storey, and one block of 21- storey, condominium towers. These house units sized from 455sq ft to 1,945sq ft, available in eight well- designed and distinctive layouts that suit modern lifestyle needs. An impressive drop off point welcomes guests and residents alike, whilst inside, the resort- style amenities like overhanging pool, tennis court, saunas, and gymnasium, among others, will have one living the good life. The residences have had a highly positive response since their soft launch, and to date, 90% of units in the first five blocks have already been taken up. Block F is now open for registration, and will be featured during The Star Property Fair 2015 from July 9 to 12 at G Hotel and Gurney Plaza. Current average selling prices vary from RM497,400 to RM1,663,900, with an average rate of RM 850 psf. For more information, call the Penang WorldCity Sales Gallery located at Persiaran Bayan Indah in Bayan Lepas, Penang ( near Queensbay Mall) at 04- 6596888, or log on to www. penangworldcity. com. The public may also visit show units at the gallery, which is open from 8.30am to 6pm on weekdays, and 11am to 6pm on weekends. |

Sorry to interrupt folks,
Just out of curiosity, when developer asks the purchaser to sign SPA & pay the balance of the downpayment does this mean that the SPA is final? Is there such thing as sign, pay downpayment today... 2 months later an original SPA will be produced ? |
