Property developer Titijaya Land Bhd is eyeing to build a mixed development in Penang, with a gross development value (GDV) of RM2.6 billion.

Deputy group managing director Lim Poh Yit said the 20.4-acre (8.26ha) project, which is within walking distance to the south of the Second Penang Bridge, will have a total land area of 3.2 million sq ft. It will comprise four residential towers, four commercial blocks and a retail street, which will be built in three phases, said Lim.

The first phase, the residential blocks, will be launched either early next year or at the end of this year, with a GDV of RM600 million, Lim said.

For this project, Lim said Titijaya is looking to fetch between RM700 and RM800 psf. Its target buyers will mostly be self-occupied homebuyers, he said, adding that each unit will cost them between RM700,000 and RM800,000. “The recent launch by E&O (Eastern & Oriental Bhd) of Tamarind is selling around this range, and it has been well received,” Lim told reporters

He said the commercial area, which is expected to attract food and beverage operators, will be built facing the sea.

This is a v we y interesting g development. The only concern is the price sustainability a's this is already selling at the top end price in penang. Need to learn more and hear more opinion from all the experience investor in penang

Guys my parent wants to buy a unit at The Tamarin at the straight quay there. What's your opinion about it??? I just know the location is good. But it is built on reclaim land, how strong is this kind of places?!!

Agree with u... only problem or concern is the reclaim land... else all other factors considered are good !

Dont think anyone can tell... technology progresses so much probably it is no longer a concern.... short term definitely no concern but not sure over long term... i am not educated with knowledge on this....

I have... 6 or 7 years ago i did with this contractor... back then the price very reasonable....until today i still got ask him do small reno and touch up... i will PM you...

Sorry to interrupt folks,

Just out of curiosity, when developer asks the purchaser to sign SPA & pay the balance of the downpayment does this mean that the SPA is final?

Is there such thing as sign, pay downpayment today... 2 months later an original SPA will be produced ?
