Property developer Titijaya Land Bhd is eyeing to build a mixed development in Penang, with a gross development value (GDV) of RM2.6 billion.

Deputy group managing director Lim Poh Yit said the 20.4-acre (8.26ha) project, which is within walking distance to the south of the Second Penang Bridge, will have a total land area of 3.2 million sq ft. It will comprise four residential towers, four commercial blocks and a retail street, which will be built in three phases, said Lim.

The first phase, the residential blocks, will be launched either early next year or at the end of this year, with a GDV of RM600 million, Lim said.

For this project, Lim said Titijaya is looking to fetch between RM700 and RM800 psf. Its target buyers will mostly be self-occupied homebuyers, he said, adding that each unit will cost them between RM700,000 and RM800,000. β€œThe recent launch by E&O (Eastern & Oriental Bhd) of Tamarind is selling around this range, and it has been well received,” Lim told reporters

He said the commercial area, which is expected to attract food and beverage operators, will be built facing the sea.

Mah Sing will launch three residential developments with a combined gross development value of RM1.3 billion in Penang next year.

Its senior general manager Daniel Law said the projects β€” Ferringhi Residence Two, condominium blocks at South Bay City in Batu Maung and Pykett, Jalan Burmah on the island β€” are expected to contribute about 10% to 12% to the group's sales.

"The contribution would not show much difference from the overall sales for the financial year ending Dec 31, 2015," he told a media briefing on Ferringhi Residence Two today.

He said Mah Sing will also open its RM150 million shopping mall within South Bay City for business by the middle of next year.

Law added that the retail outlets within the mall have all been sold out to locals.

Property developer Hua Yang Bhd is proposing a mixed development with an estimated gross development value (GDV) of RM311 million in Seberang Prai, Penang, which will comprise 480 units of serviced apartments, 148 units of condominium, and 16 units of two-storey shops.

The project is located 3km from the Penang bridge

The second tower of The Tamarind executive apartments in Penang by Eastern & Oriental Bhd (E & O) is 80% sold since its launch in late-2015, the group said in a press statement.

The Tamarind comprises two towers, which sit on a seven-acre plot of freehold land -- with 552 units that have built-ups from 1,042 sq ft and priced from RM660 per sq ft.

the tenant took very good care of the house

from there, we took net rental of quarter of a million, for the full 4 years

checked with a friend's friend - the site was filled up 2m higher above ground, better prevention from flood.
