the 'invisible' sea tunnel + 3 bypass highway contract also already awarded to contractor since 2013......but what do you see on today, are they still invisible?

haaahaaaa.......let's see this PTMP will face the similar faith or not...

Are your local there? If you stay there and work in seberang perai i think still ok, if work at bt kawan or penang island then quite far already.

went there once to the actual sales gallery at site. For own stay I would say nice, if you ok with the location, although it is a bit further from the main road. I would prefer the UDA's project location because it is next to the mainroad (but I dont know how good is their quality).

Need at least 5-10 yrs to get mature this location. So for investment just big no-no.

no no, i am talking about the landed house build by UDA at Bertam along the main road......as he ask about Setia Fontaines landed nearby there also.

By the way, speaking about the Evoke by UDA, is it still not finish selling?....i just notice their shoplots all empty although the facade looks nice... Guess this location area hard to attract commercial tenants, aside from those car showroom (Porsche, BMW).

you can call agent and go for house viewing, since it is already completed there is no risk of abandoned. And summore you buy for own stay, best is go have a look yourself.

By the way, their automated car parking seems hi-tech, but I am skeptical about the maintenance in long run. In Malaysia we hardly have any automated car park success in long term. You know Malaysia style, talk no.1, but execute / maintain no.9.

Never heard about this project , not THE SUN or CELESTA ?

During the uncertain times now, if want to buy undercon project, better buy from those big names or big developer......coz you will never know those small developer / first time developer can sustain this economic crisis and bungkus.

Or buy subsale if there is a good deal.

It's super buyer's market nowadays.

got budget of 2-3M, no need think too much.....get a Seri Tanjung Pinang landed, I think got some new un-sold units from developer.

Unless you die die want old penang location, old house restoration will cost you a bomb and lots of headache.

no sure about new development in town area.....i think even got also high rise only.....no much big land in the town area for landed project. Maybe you can look for some subsales in Pulau Tikus area.

Yes there will be a road from STP to new man-made island. The new road is just besides the Straits Residence (by Kerjaya Prospek), very near to the Straits Marina (or commonly known as Straits Quay).

That man-made island should have another road going to the Gurney Drive's roundabout, but probably only build in future.
So for now, only 1 access to the island first.

I dont own ideal's property but visited a few frens, generally their landscaping is quite ok, workmanship also average/ok.

Issue on master title to strata title i'm not sure.

Buying a 500k vs 1 mil property will have different expectation on the workmanship. If picky type of person no matter how expensive property also can find flaw in it.

You might want to ask around how Ideal's handle the defects.

no, they are still paying residential rate....the only difference is you pay higher cukai taksiran (assestment fee). maybe 3x higher.

rm300 vs rm1k.....or something like that

Will it be the future Icon City / Auto city? It has ample carparks and good space......However the nearby Taman Mangga area is a flood prone area. Will it affect the value of One City?

STP or The Light, both also good....STP got more international community.

Not sure why u said The Light more accessible, it dont have any amenities within walking distance. And if you want to go Tesco/E-gate, you need to go turn 1 big round (driving).

There is still STP 2 as booster. Don't forget Gurney Wharf.

For the Light, I have no confidence for their mall management, it's not their core strength, look at Udini Square...

If buying The Light for own stay then ok......If for future appreciation wise......need super strong holding power, and time....

Are you buying for own stay or invest?

For own stay, as long as you like it and feel comfortable, just go ahead.

For investment, I doubt it will make it.....Penang rental yield all the time is low, somemore now covid the luxury rental market got hit badly, capital appreciation are non existent unless u hold 5-10 yrs or until the next boom cycle.

Mall by IJM ? I put no hope for it.....Penang population is just too small to support another megamall, only Gurney + QB (on the island) make it and don't forget who is the operator behind it..

how bad is the PG subsale market nowadays?

Din't see much fire-sale or lelong case like what happen in KL (a lot lelong case due to compress loan).

So you are hoping 5 yrs later subsale will be good and I think you are playing flipping (buy and sell when OC).

All of us dont have a crystal ball to project that, but I think appreciation wont that much, you need to prepare what is your back-up plan if the price dont appreciate much.
Can you afford the negative cashflow (if assuming you still can rent out but the rental is lower than monthly installment).

For own stay then YES. For trophy collection purpose then YES.
For investment.....hmm......rental yield gonna be low, competition gonna be tough because all units having the same reno/furnish.
So whoever offer lower rental will win. Unless you dont mind or you buy cash.

I wonder how is the rental demand for City of Dream condo? That pricing is about same with this Straits Residence.
