can share why simpang ampat is booming? Is it spillover effect from batu kawan?

Recently Iconic launch million dollar shoplot called Iconic Point at there, according to newspaper all 50 units snap up in first day launching.

Orang kaya memang banyak LOL

sampah / gangster culture was rooted for so long in Penang. Owners make complaint, politician make monkey show, media make hoo-haa reporting, then police come tangkap those small fry, then after a while they come back again, then after 1-2 years they move to another newly OC condo, the cycle continues....never solved.

If can afford, buy those big name developer's project, like IJM, E&O, Ecoworld, SP Setia, as far as I know. Mahsing, Ivory, BSG I not sure.

The penang-condo-king IDEAL, their projects so far all come with gangster / sampah culture.

Initially the selling price was too high, after that they take out the furnishing and sell lower and with the boost from HOC campaign......the sales can move.

I think this location good for own stay, can't do much for rental coz the yield is already very low for overall penang market. Tempted to buy but too bad financial condition not allow now LOLOLOL

800k at bukit dumbar area.....wrong price at wrong location. Buyer with 800k can get other better locations. Unless die die want to stay at Bkt Dumbar area.

what do you mean "mudah seems like on lower rental side" ? If you confident on the asking rental you can stand firm on the price.

My experience is when you advertise in mudah, a lot agents will call u and asking whether they can help to find tenant (of coz you have to pay commission if success). Higher success rate.

Let all the agents find you, better than you go find each agent one by one and ask them to help u find tenant, becoz some agent will press your asking rental even lower with all sorts of funny reason (you asking too high lah, that area a lot choice lah, your furnishing no good lah, other bigger units asking same or lower rental than you lah, etc etc).

Does anyone went to any property open house / showroom during this CNY festive season? Everyday I receive SMS/email mention about some property open house and showroom ready, and ask to attend.

Anyone bought new properties? Any good catch ?

Is batu kawan commercial area ready to ripe? Passby last weekend, all the Aspen shoplots and Ultropolis shoplots is still empty, duno need to wait for how many years more..

These 2 choice also more than 1 mil+ rite. I assume they are about the same price.

Check also their maintenance fee, i think the penhouse's maintenance fee are much more higher.

In long term, i think the Southbay Residence (landed) are better, unless u die die must have the fantastic seaview.

If you choose Southbay Plaza penthouse for the price, why not pick The Loft (newer) next to it? Thought they are about the same price?

palm court is kinda like low medium flat with no facilities. And you know what kind of people staying there (not discriminate but it's a fact).

For a few hundred difference, I vote for I-santorini, look for bare unit or partial furnish for best rental deal....there are 2k+ units there so should be some owner with low holding power willing to lower the rental for u.

I doubt i-santorini can get rm2k above even with full furnish, due to stiff rental competition for 2000units. Also nearby Tamarind already got desperate owner willing to rent out slightly above 2k.
