is there any good condo property to buy, hold and rent out in Bayan Lepas ?

budget around 400k, 800 sq ft and above

- For One Foresta and Havana Beach (yet to complete), you might want to reconsider on the density and accessibility, with that said, the competition for the house owners to rent could be stiff.

Hi there, Havana Beach seems accessible to many companies, airport and Bayan Baru area, besides the con of traffic due to Heng Ee high school and the maybe sound of airplanes (not sure, I havent go that area for a long time), is there anything I am missing out on ? I dont expect rent to cover monthly commitment but just to lighten the load. I am new to property stuff, just learning around

Both gross rental yield should be about 4% to 4.5%
What do you guys think?

Are you sure 4% nett returns ?

Looking at adverts - studio unit rental is circa rm 2.8k per month.

Nett after deducting management expenses( maintenance, insurance, assessment) will be circa rm 2.5k per month.

That’s 30k per year on an investment of RM 900k. Roughly 3.3% returns at best.

Decided to book a unit at Venice Ideal because of the location and price but got concerns, seeing as this is an high density 'affordable' housing project in Island Glades area, I can't help to feel that the roads in that area might not be able to support the amount of future traffic there. 1.6k units, the road I saw at the project site thru street view is one lane each direction. Don't know if the roads around the area might be enlarge or not

also met a fishy situation, despite knowing that there is quite a lot of interest in the project and the agents told me got a lot people on waiting list waiting for lot to free up from loan rejections,etc. But agents somehow can get a unit that free up that fit my criteria (Tower 2, pool side, Floor 7-9, 31-35, 38) in like 12 hrs, sounds fishy, like overhype project that I was lure into buying

anyone that know about the project can validate the concerns ?

Hi everyone,

My loan was just approved for a landed property in Taman Sutera Prima (Seberang Jaya) for RM530k. This is for my own stay. Both me and my wife are working in Penang island.

However, now I'm having doubts on whether is it worth it to buy a subsale house that is already 15 years old for that much. Appreciate if anyone can give their opinion on this matter.
