QUOTE(MKCL @ Oct 19 2022, 05:44 PM) is there any good condo property to buy, hold and rent out in Bayan Lepas ? Hello there, budget around 400k, 800 sq ft and above I saw a couple mentions: Havana Beach One Foresta QuayWest Residence Some humble perspectives to share, hope it could be of help for you: - QuayWest Residence's price exceeds the budget of 400k, and the rental yield could be far lesser than the monthly commitment. - For One Foresta and Havana Beach (yet to complete), you might want to reconsider on the density and accessibility, with that said, the competition for the house owners to rent could be stiff. |

QUOTE(Win Win Inspiration @ Oct 19 2022, 09:53 PM) Hello there, Hi there, Havana Beach seems accessible to many companies, airport and Bayan Baru area, besides the con of traffic due to Heng Ee high school and the maybe sound of airplanes (not sure, I havent go that area for a long time), is there anything I am missing out on ? I dont expect rent to cover monthly commitment but just to lighten the load. I am new to property stuff, just learning aroundSome humble perspectives to share, hope it could be of help for you: - QuayWest Residence's price exceeds the budget of 400k, and the rental yield could be far lesser than the monthly commitment. - For One Foresta and Havana Beach (yet to complete), you might want to reconsider on the density and accessibility, with that said, the competition for the house owners to rent could be stiff. |

QUOTE(xaxier @ Sep 18 2022, 01:55 AM) Guys, Are you sure 4% nett returns ?I am torn between two properties 1) Straits Residence 2) Incoming Marriott Residence Both have it + and - but for straits residence, I really like the finished product and workmanship as I am able to see the actual unit since it is a completed projects. It really looks luxury and even the lobby and hallway looks good and the old colonial design is a +, blend in really well with straits quay. The furniture and fitting given by KP really good compare to a lot other developers, basically move in condition without the need to do anything at all. I don't mind to take it for my own stay as well or can easily rent it out also as I think there will be expats interested in this especially with the new international school coming up next door. The only drawback is that the facility kinda lacking behind most luxury condos, heck even some mid-tier facility is better than this. For Marriott residence, its location is good as it is just in front of gurney wharf and bearing the name of Marriott which itself speak a lot about the exclusiveness and luxuries it brings along. For the quality and finishing, I have no idea yet as I can't judge as it will only complete next year but I do believe BSG should be fine and Marriott will make sure BSG able to deliver as this project carries their brand name. Again, this will be for pure investment as the sqft is abit small for my own stay. Both gross rental yield should be about 4% to 4.5% What do you guys think? Looking at adverts - studio unit rental is circa rm 2.8k per month. Nett after deducting management expenses( maintenance, insurance, assessment) will be circa rm 2.5k per month. That’s 30k per year on an investment of RM 900k. Roughly 3.3% returns at best. This post has been edited by Thasmita: Nov 7 2022, 10:00 PM |

Decided to book a unit at Venice Ideal because of the location and price but got concerns, seeing as this is an high density 'affordable' housing project in Island Glades area, I can't help to feel that the roads in that area might not be able to support the amount of future traffic there. 1.6k units, the road I saw at the project site thru street view is one lane each direction. Don't know if the roads around the area might be enlarge or not
also met a fishy situation, despite knowing that there is quite a lot of interest in the project and the agents told me got a lot people on waiting list waiting for lot to free up from loan rejections, etc. But agents somehow can get a unit that free up that fit my criteria (Tower 2, pool side, Floor 7-9, 31-35, 38) in like 12 hrs, sounds fishy, like overhype project that I was lure into buying anyone that know about the project can validate the concerns ? Hi everyone,
My loan was just approved for a landed property in Taman Sutera Prima (Seberang Jaya) for RM530k. This is for my own stay. Both me and my wife are working in Penang island. However, now I'm having doubts on whether is it worth it to buy a subsale house that is already 15 years old for that much. Appreciate if anyone can give their opinion on this matter. |
