To be honest, while the reclaimed land like The Light, Tanjung Pinang are hit with the sea current like u said,
at the mean time the water will also hit Georgetown, and that is a code red for everyone.

The sea current wont "raise" until "flooded" any land at Penang in your lifetime.
You would say the weather is getting terrible, the ice at north pole are melting causing the sea level higher

Chill

When the rest of the world are hit by this Sea level rising
I think the economic/country will crash before your property crash/drown.

Good business in IconCity, maybe the same batch investor want to have another fruitful return at there kut.

But the rental is not high at all in Penang. It just can't fetch higher rental at here.

RM2000 for monthly loan payment.
You need atleast roughly to rent out 15days per month to balance your total expenses.
That's quite impossible task in Jelutong.
I would say the proposal are rather unrealistic.

480k might as well buy landed at Batu Kawan.

Are you new to Penang? You can take a look at the Light by IJM.
It's safe when the developer do it right.

People will say haiya these reclaim land will kena flood once the water level are rising. 10years pass, and nothing.

The question are, do you trust the developer enough?
