Alesi, may I consult you as to which area to focus on in Penang if we want to get a.. say.. middle range property.. For stay as well as investment… So that when it’s time to sell, you don’t incur a loss instead. Been reading a lot in this forum and I see people complaining that there are those that are selling properties below market.

But then again, as what diehard has said.. if prices in Penang island keep going up.. who exactly can afford them in future? Everyone would need to be millionaires by then 😅😅

middle range property, do you mean new / subsale ? budget range ? area (that include where you travel to work, where you usually hang-out to, your usual activity location) ? Need to narrow down the scope first, this are the factors affecting your own-stay property

the high rise price had been stagnant for quite some time, at least 5 yrs from my observation.....gone are the days where you buy before construction start and sell for profit when OC. Nowadays the price even dip (below your buying price / SPA price) after OC.

Did you consider sub sales like The clovers and Novus?

The Clovers private lift unit
-private lift, huge car park ramp, 2 pool and half basketball court, start from580k

Novus mid- high floor corner unit 1
- nice facility, low dense 200+ unit(MF 300+), strategic location, unit 1 2side opening so u can have the 270degree view from Penang hill to airport

Recently I notice Intel is expanding their existing build + doing piling on the car park and I guees is to build new building, I think this is related to the latest news that Intel going to invest 30b to expanding their manufacturer capabilities. This seems is a good sign for bayan lepas, what do u guys think?

Penang state will continue to see growth from the industrial sector for a while. The global semiconductor shortage should keep us in the black at least until 2023. There's also lot of activity on the mainland at places like Batu Kawan as well. There should be some spillover effects to the property market, as MNCs will need to hire thus resulting in immigration to the state.

Price point wise, the Queens is really on the side, however QW price is not that value-for-money too, speaking from the perspectives of values, in view of the density.
The time to travel one-way for second bridge is taking 15-20 minutes, but this is very subjective to different individuals. smile.gif

Hi Sifus, need some advice. I dont have much knowledge of the property market and Penang Island's current property situation. Any tips and info is much appreciated.

Looking for a condo/apartment to buy (1st house), preferably close to airport, school, uni area,etc.

Preferably not too old (not above 10 yrs), 300k - 400k, ideally 900 sq ft or above. Any recommendations on what project or area ?

I think Bayan Lepas, Bayan Baru, Relau area might be good. I want to buy and keep but able to rent it off to reduce repayment burden.

I found someone advertising at Golden Triangle corner lot condo for 1.2k sq ft for 393k. seems a bit cheap compared to other listing. Anyone know how are the properties at Golden Triangle ? I pass thru that area last yr and it seem to be developing.

seriously Golden Triangle 1.2k sqft for RM393k? can really consider if somemore comes with 2 car parks...that's the lowest i have heard so far... but then again i never monitor the price also for a long time already... hehe

I already purchase 1 property at batu kawan.. batu kawan gonna be huge thing in next 5 year.. last few years, I still remember there are just nothing.. this development speed is by far the fastest in any penang state

I assist my friend to post this. He is not running for any election nor associated with any member running for election whether past, present or future. This post may come too late but late better than never.

Ng, is chairman of JMB in TBR and an administrator in official telegram group. My friend does not know him personally and in fact forgotten about this name until recently. Do check out the telegram chat attached. His instruction on the new car park entry / exit system was bad resulting in registration issue even though he implied otherwise. Also, his tone and manner in his conversation.

Check out his message to my friend on 10.42am asking whether he was aware there was a telegram chat group. He is the administrator of the group. My friend was frustrated about this as he was asked to join the telegram group meant for new car park system and not meant for chatting any other matter. Mr Ng replied why my friend was upset as he was being courteous to ask him whether he was aware or not about the group and never apologised for his manner. Why he has not extended his courtesy to all owners? My friend was a member but after he complained about our management office manager was rude during a conversation with her, Mr Ng replied saying it wasn’t an appropriate channel to voice this out. My friend was curious, why Mr Ng never said anything when someone praised the manager? Praise ok but complain no? For your information, my friend did write a complaint letter to JMB but was asked by Mr Ng to sort this out ourself. Why JMB used and allowed our notice to accommodate this telegram while asked other chat group to change name? JMB should not have done this.

This presents negative picture of someone behaviour and character. Do you want to surround with someone like that unless you have something to gain? I believe people want a clean and well managed property?

Besides the incident of unfriendly conversation with the manager, my friend wished to voice out other issue as well. My friend had sold his other block D property to his brother while he stayed in Block A but S&P Agreement has not been completed due to various reasons. His brother owned a old sport car and due to limitation in our parking garage, his car frequently got hit. My friend had brought this issue with developer but it refused to do anything. The solution was using OKU car park at Block C which was allowed by previous management office manager. But, after my friend’s complaint on the new manager, my friend’s brother was asked to approach the new manager on usage of OKU car park. He was informed that my friend needed to sign a form again. When my friend approached the office, he was told to wait. It turned out that the office prepared a legal agreement took nearly half a year to be ready and my friend was asked to sign and pay nominal fee. My friend’s brother subsequently sold his car and my friend asked to cancel the agreement and refund. My friend asked the manager to inform him when refund has been made but the manager did that. Was the legal agreement ever necessary? Why took so long to prepare, is MCO a valid reason if it is cited given that management office was still operating? This incident is one of several others which my friend observed the manager could have performed better.

My friend reiterated people demand for a clean and well managed property. My friend suggested to limit term of JMB member as one of a solution. You can’t help but to question why some members chose to remain there for many years, one of them is Chew Meng, who did not show up during 1st AGM but got elected. My friend was absent during 2nd AGM so not sure whether he was there or not.

We frequently blame government for example like corruption and inefficiency but we ourselves must do our small part right?

Your friend sounds like he's fun at parties.
Regarding the car registration, takes 2 hands to clap. Sounds like both sides could have improved their communication skills and put their egos aside over petty matters. Life's too short to quibble over such things.
