I think the evaluation is going to vary from bank to bank.
I am pretty new to this thread,  is there not anything mentioned in some earlier posts ?
*
I know that the valuation varies from a bank to another & the valuation also varies from time to time, depending on transacted price & all, I'm only trying to get an idea of how much it is the highest valuation you guys may have idea, I will go check out in banks afterall. smile.gif

I personally think both are good buys, as the prices are relatively low in term of square feet.

No lah, just thinking there is just no other place that you can get 250k - 300k ++ with such big built up & has (to be) good accessibility & a future LRT.

I live near there. around 10 minutes (non peak hour) can get you to bukit bintang via highway.

not speeding....

I stay in Bukit OUG condo & it takes me 20-25 minutes to drive to work at cyberjaya (MEX), if I use LDP during normal hour, will take about 30 minutes to reach cyberjaya or when I'm not in hurry, I take residential road to cyberjaya via Puncak Jalil, that takes me about 35 to 40 minutes. That is one of many reasons I like this place. Cheers!

Hi, all Bukit OUG tenants  smile.gif , i heard the property agents say 90% of the condo have water leaking / water mark issue, but he said the management already settle the problem, we only need to repaint the water mark. Is this true?
*
Hi, I bought my unit in '08 & back then there were some minor dried water marks in the yard area & I've had no leaking issue.

Hi all sifu  smile.gif

A owner willing to offer me a unfurnish 1222sgft (pool view) unit with RM230k. But a banker told me that the maximum bank value for unfurnish is only RM210k.  doh.gif
*
As I check in some property website & it is stating that the bank valuation is RM280k. [1222sqft] Is that for furnished unit? So much of difference? Or have you tried other banks?

Haha I am quite surprised too that whatever work engaged could cost 1 million. I am pretty sure the residence know what they are doing. smile.gif
*
As long as the works are going to make Bukit OUG condominium a better place to stay & invest in & the JMB is using the money wisely (so far they are as far as I know) smile.gif I don't have an issue with that.

wow...bro ....how much u want to redraw ??? I suggested u go for Top up loan... more easy...

Anywhere, how much u bought last time???? tongue.gif ...cukup 100% untung or not?
*
OK, may consider top up, thank you for the suggestion...
last time I bought cheap cheap only. About Rm120k. If sell off, then more than 100% but if refinance or top up. less than that lah. But I'm quite happy already. smile.gif

Added on November 22, 2011, 2:01 pmBy the way, now 700++sqft one room Bukit OUG condo, how much it is selling at?

I checked with PBB this morning, top up is considered another loan, so I decided to refinance instead as it will cancel the existing loan & total there will be only one loan. So I'm doing the refinancing & I'm only refinance it to roughly RM200K as I only need RM100k for my other investments & matters. Cheers!

Those looking to buy OUG for investment, getting people to rent is NOT a problem.

Mine the rent has been continuous, one after another.
The other thing I like about B.OUG is the tenant movement is not too frequent. Average stay, 3-4 years.
Those long enough in rental business knows this is extremely important. Too much moving in/out, very headache.

By the way, I got a call from Bessie Loo. Liquidator on the verge of verifying my unit, pending settlement with management on outstanding charges. So the next step is applying for the strata title.
One step nearer to strata title......

Those tuning in and have not proceeded with verification, please do consider Bessie. She look garang, but got the job done. Professional too.

Sam

Haha.....in this world something u can't predict, not go to last step...u dun know what will happen next.

This 2 day few of share counter suddenly up a lot, i manage to redraw some money from market.....so temporary hold the top up process.

Thank you GE coming.....haha.

I ask PBB b4...they are allow to top up, but i dun know what is the bank valuation for 1465sf.....do you have any info.

I saw Fortune Court property price suddenly shoot up a lot after repaint the building, 3 months ago around 180k ....now in Iprop want to sell at 250k... rclxub.gif

Will this happen to B.OUG or not......greedy.... drool.gif
*
Yeah, noticed that too. In propwall & Iproperty, some even sell at RM280k or so, so I busy body went & checked, bank valuation only 200k. Must pump in a lot of cash if buying at 280k.

Guess what, Taman Desa Public Bank just called me & told me that valuation for 1222sqft is 140K. I was like "What The Heck?!" Which bank gives best valuation for Bukit OUG Condo & please provide the contact #. I'm so furious as they wasted my time & effort dealing with them. TNS!!
