Will it go that high? That is the question all owners of OUG are asking.

However, I've been in the market long enough to know that with right time and right place, prices have risen to levels that no one thought possible 2,3 years ago.

If the surrounding development all bring value to OUG area, and the trains delivers, and with it attracts better occupants in Bkt OUG, the potential is there.

However, if one of the new condo starts causing problems like landslide, then it's a different story.
But how likely is that?

I am quite optimistic of Bkt OUG, and will hold on to it. Unless there are signs that things are turning for the worse...
*
Actually I'm OK to hold it atleast until LRT is completed but I'm expecting it to go up to 300k for a 1222sqft unit. Wouldn't expect it to go up as high as you mentioned, but what you say here makes a lot of sense, thanks for sharing.

few new development around bukit oug condo. bukit oug really cham liao...better pray hard new project able to rent for high price, if not who going to rent bukit oug?

With such high price tags of these new developments & of course, the LRT extension, all these are doing more good's than bad's to Bukit OUG Condominium in term of renting market & property appreciation.

Bro, yes "work together" always good, but look at vince837 previous post since look like ZR developer don want  work with us. He's scold to our JMB with the voice loud and scary when we are requested Ikram report from them. They excuse that we don know technical...so no need provide to us....haha....pls lah we are not 3 years old kid....we don know we can employ professional to read mah....so stupid...this kind of developer oso can survive....."sky no eye".

Why our JMB insist to hv Ikram report, i think (i think oni  tongue.gif ) they needed to know whether the report to show that this area really safe to do the development. It is oso good for all the ZR buyers....this will reduce the risk for any collapse for the future.

Bear in mind, for a new development oni 3+1 years job, after that the developer will "pak pak punggung" and run always. For the owners, they will stay in 10,20,30,40 or 50 before demolish building and rebuild again. Any collapse, they won't come back to you and settle the issue for you. It is what was happen in SS2, Ken 3 condo...developer don't want to responsible on the retaining wall  which was collapse last six month.
*
Seriously, it is not that we against development in BUKIT OUG, but if the slope is not safe or the site will be prompt to erosion or landslide, it is definitely no good to the buyer of Z & residents of Bukit OUG condo. So if the Z developer has the report, why are they NOT showing to us, I can smell something fishy there.

That is weird, why only Z developer needs to have the meeting with Bukit OUG? What about Kiara resources on the Kiara Residence? That project does not affect Bukit OUG?
*
As I see it (I might be wrong) Kiara site is still considered much on the safe site, as compare to the slope (80 over degrees) which is exactly at where the ZR site to be located.

I'm sorry for providing the wrong info & at the same time I'm glad if the above info is true. Good for us & Kiara buyers, they don't have worry of land slide/erosion happening to their homes.

Yeah, upload it to youtube so that we can know the insider details. Damn worry if anything bad happens to the slope & affect Bukit OUG condo & also, ZR buyers. We are talking about lives here, not just build, gautim & belah.

The missing link is exactly where the Hindu's cemetery located or is it right next to the cemetery?

Added on July 22, 2011, 11:16 amBy the way, how much is the last transacted price for high floor, 1222sqft? Not taking auction unit for count.

Are the owners selling or still keeping their units?

Hi,
I have got the POS for the auction unit. It is stated that the developer in under liquidation. What does it mean huh? So, will there be name transfer problem after buying the unit ke?

Appreciate advice from all the sifus.

Cheers,
Ally

I bought my unit in year '08 or so, many years after the developer bankrupt, there is no problem in transferring name for my case. I checked with one of my neighbor who bought his unit from auction, no issue for his too.

Just sharing cases that I know.

Yeah, the last I checked with JMB is that there are still a lot of old payment some of the people didn't pay them. They seem to be furiously chasing those money now, hopefully they get those moneys soon & do the painting & wall tiles thingy. Another thing, is to repair/replace some of the troubling elevator. One that I know is block 13. One of the lifts often rosak & the door close damn slowly.

You will need to fill up a form and then hand over your IC and they will take you to the device they have in the small room and register both your thumb prints.  They said there is no limit to how many people you want to register for your unit.  So i guess anyone who visits you frequently will also benefit by registering under your unit.

Slight correction, not thumbs, but forefingers. smile.gif
