Kuala Lumpur, 26 November 2010:- Syarikat Prasarana Negara Berhad (Prasarana) today announced the appointment of contractors for the implementation of the above project as follows.
A.  KELANA JAYA LINE
   
  

A 17 km extension of the Kelana Jaya Line from Kelana Jaya station to Putra Heights (13 new stations). This section will be divided into 2 main contract packages. Package A is from Kelana Jaya Station to Summit (Station 7) which is 9.2 km and Package B is from Station 7 to Putra Heights Station which is 7.8 km.

Following the tender exercise carried out, the contractors appointed under Package A are as follows:
      
   i.  Main Contractor Facilities
Contractor: Trans Resources Corporation Sdn Bhd
Contract value: RM950,000,000.00
Duration: 30 months
      
   ii. 

Nominated sub-contractor (NSC) for the fabrication and delivery of Segmental Box Girder (SBG)

Contractor: UEM Builders Bhd – Intria Bina Sdn Bhd JV
Contract value: RM93,160,367.41
Duration: 21 months
      
B.  AMPANG LINE
      
2. 

The scope of the project is a 17.7 km extension between Sri Petaling to Putra Heights with 13 new stations. This section will be divided into 2 main contract packages. Package A is from Seri Petaling Station to Station No. 5 which is 7.4 km and Package B is from Station No. 5 to Putra Heights Station which is 10.3 km.

Following the tender exercise carried out, the contractors appointed under Package A are as follows:
      
   i.  Main Contractor Facilities
Contractor: Bina Puri Holdings Berhad (BPHB) - Tim Sekata JV
Contract value: RM634,639,089.11
Duration: 27 months
      
   ii. 

Nominated sub-contractor (NSC) for the fabrication and delivery of Segmental Box Girder (SBG)

Contractor: Bina Puri Holdings Berhad (BPHB) - Tim Sekata JV
Contract value: RM67,697,144.00
Duration: 19 months
      
Both Main Contractors for Facilities are to be responsible for the following facilities works:
   i.  All guideway sub-structure and main structure works;
   ii.  Foundation work for stations and traction power sub-stations (TPSS);
   iii.  To launch and install Segmental Box Girders (SBG); and
   iv.  To supply and install parapets and noise barriers.
      
3.  In addition, within the total contract value the main contractors will also manage the nominated sub-contractors for contracts worth RM469 million (Kelana Jaya Line) and RM305 million (Ampang Line) respectively. The nominated sub-contractors, which will be appointed by Prasarana through a separate on-going open tender process, covers:
   i.  Construction of stations and TPSS;
   ii.  Supply and Install of escalators and lifts; and
   iii.  Construction of Multi-Storey Car Parks
      
4.  The selection of the contractors was done through an open tender process beginning November 2009 as follows:
  

    * Prasarana on 3 November 2009 invited Class A contractors registered with Pusat Khidmat Kontraktor (PKK) and with the Construction Industry Development Board (CIDB) with sufficient experience in rail transit projects, to submit their bid to qualify for the LEP Package A contracts.
    * Pre-qualification documents were sold between 3 November 2009 until 4 December 2009. A total of 166 tender pre-qualification documents were purchased by interested bidders.
    * At closing date on 16 December 2009, 119 applications were received with one rejected due to failure to comply with application guidelines.
    * From the 118 pre-qualified contractors, Prasarana conducted extensive evaluation based on their technical capability, financial viability, track record and equipment used.
    * From the pool of pre-qualified contractors, a total of 17 contractors were invited to bid for the Main Contractors (Facilities) category, while 15 companies were shortlisted for the Nominated Sub-Contractor works on the fabrication and delivery of SBG. These contractors were invited to undergo the tender process between June and July 2010.

      
5.  The tender for the Facilities Works under Package B for both lines shall be called upon the approval of the final railway scheme which is expected by middle of the year 2011.
      
6.  With the appointment of the Main Contractors, it is expected that work on the LEP will start as soon as possible.

For sure JMB will do but not so soon...at the moment need to fill full the management pocket 1st (maintenance fees) haha tongue.gif
The next residence meeting I will pass a idea to management regarding how to chase back the balance of maintenance fees by the act way.
Hopefully it can be work biggrin.gif

130000/775 = RM 167.7 per sq ft.

My one 205000/1465 = RM 139.9 per sq ft.

I know now the youngest like the studio unit. (more easy to manage.... laugh.gif ...in other word....lazy to clean up) But, if you buy for investment better go for big sf with low price. When the market value going up, its will up by per sf basic.....you will earn more for there.

Example.

Your buy 775sf at 130k, when the market go to 200per sf. You only can sell at 155k. Earn 155 - 130 = 25k

If my unit 1465 at 205k, when the market go to 200per sf. I will earn (293k - 205k) = 88k.

It is the reason i didn't look for small sf unit.

So bad. But we can do something on it, like force JMB look serious on strate title issue to one shot resolved this problem.

A lot of Management always think that as long as the sell & buy transaction can be done, no issue.

But, it will brought down our property value with this stupid 2%.

Please imagine that nowadays a lot of people/investor only pay 10% downpayment, the rest borrow from bank. But suddenly you ask them to pay extra 6-8k for this stupid thing. They will run always look for the near by property.

Bear in mind, Z residence is going to start work somewhere around Mac 2011 & another project (from Treez owner) also hv a project near by bukit oug will start work around Mid of 2012. The people got a lot choice.

About the strata title we discussed before for the previous residence meeting. Management told that if our condo apply the strata title at the moment mean we need to pay high cost for applying the title but at the end, the strata title is still under the name of Ler & Lum (Liquidators) Is truth, they seem like "lion mouth", but what to do? Because the court approved them to do that. The only way is they make the wrong thing then the management just have the reason to ask them quit out from the liquidators of Bukit OUG condo when get this issue to court.

About the 2% for liquidator to get consent, how come I no need to pay for it when i bought the unit since last year? hmm.gif

I think is "special" title under Ler Lum... hmm.gif but not so sure. Just know the management don't want to waste the fund to apply first since the owner still can sell out their unit without title. They are more focus on repairing the condo facilities 1st, once they got extra budget just consider on apply the title.

I think repaint the building is the major challenge task for the management, is possibility need 4-5m to complete 13 blocks.

I asked them why didn't use the act of 32 & 33 under Maintenance and Management Act 2007? And then the management told me they try to using the soft way first but the soft period is until end of this year only. The issue will bring to court settle under the act of 32 & 33 for those owner still didn't pay the balance of maintenance fee starting next year.

It is walking distance to Bukit jalil lrt but <b>price is expensive now</b>. Still got so many people buy there. why ?

Let us study a bit background of Arena Green & Bukit OUG Condo.

Areen Green
Year 2000
- Develop somewhere around 97/98 and completed around 2000
- Starting price 99k ~ 130k
- psf range RM 120 ~ RM 150
- Rental : RM 500 ~ RM 700

Year 2010
- Asking price RM 220k ~ RM280k
- psf RM 280 ~ RM 330
- Rental : RM 1300 ~ RM 1500

Over the 11 year psf already up +-RM160 (133%) and Rental up +-RM800 (160%).

Actually, if you study back. In the year 2009, the selling price already reach the high RM230k and over 1 year (2009 ~ 2010) that is not much increase on the selling price while another property easily to increase 10~20%.

Of course, we cannot declined that there have potential for Arena Green price go up again, but the increase will less than other property.
Bukit OUG Condo
Year 2000 ~ 2008
- Develop somewhere around 97/98 and completed around 2000 (Phase 1), 2005 (Phase 2)
- The project was delayed due to developer MBF bankruptcy
- The Management was handling by liquidator and running for few year. (very bad, negative cash flow)
- Starting price range RM110k ~ RM 130k (studio unit), RM 160k ~ RM 180k (1222sq ft), RM 200k ~ RM220k (big unit)
- psf range RM 145 ~ RM 150
- Rental : RM 400 ~ RM 800
- The property were selling under market price, due to a lot of singaporean let go their unit to cut lost. That time 1465sq ft can easily get on RM160k.
- Occupancy : 50%

Year 2009 ~ 2010
- JMB was formed to take over the management, the financial was improved and positive cash flow.
- Repairing work were well done over 2 year.  rclxms.gif
- Asking price was jump back to ori price RM210k (big unit) (2nd half of 2010)
- Rental : RM 800 ~ RM 1500
- Occupancy : 85 ~ 90%

In my opinion, bukit oug condo just back to track and start the journey while the Arena Green already reach it limit.  wink.gif

Jaya Jusco? I don't think so...because the future LRT station plan is at right beside there, so is not suitable to build a shopping center just beside there gua...I think is shop lot or maybe is construct the ramp connecting to the road of Taman Esplanade. hmm.gif
We look at the map...the road of Taman Esplanade is exactly facing to Bukit OUG Condo~ hmm.gif

yaya~Just a year earned jor 50K rclxms.gif Last time when I'm bought this unit at here, a lot ppl included my parent advised me don't buy & better find a new condo...But I didn't listen to them after I'm saw the environment & the location of Bukit OUG Condo hmm.gif I believe that there maybe will have some development potential since I realized there got some "jungle" waiting to develop ~keke hmm.gif

After I bought that, I planned to rent out a medium room with RM400 included elec+water. All of my friends also told me they confirm I can't make it & some more the condo location is quite deep inside. But at the end, they all wrong again! hahaha~ rclxms.gif I posted a photo on the "http://www.caribilik.my/" just a week only then I has been received over 10 persons interesting on my room already (most of them is female shocking.gif ) Second times I make miracle happened at here again~ thumbup.gif The 3rd miracle is the value of the condo 1st time going up after I'm bought this unit (passed 5-8 years the value never up but dropped at here)....hehe rclxms.gif
