Thanks, I think I understand why those properties are currently selling below market value. I will definitely need to ask my friends to get further advice. Thanks for your clarification...

I bought my 1222 square feet unit 3 years ago @ 125k, since then I rented out the medium room for MYR300 per month, I like living here as there are plenty of trees & even jungle & city is reachable within 13KM via Old Klang Road, Kesas or MEX. Now the property gains some value & hit about 168k - 190k for my unit size. I can see the construction fences are up in front of the condo, I believe it's for the proposed LRT extension work. In summary, I think I made the right choice.

The market always like that when the property cheap (sure something behind) sure need to face the risk. If u r the risk taker, just go 4 it, otherwise just forget about the OUG condo search 4 other best one. There is seldom chance for u to find other property which is below 170k with 1200++ in KL area.
