I heard that there is a cover walkway will be built connect from LRT Station (STN1) to multipurpose hall for the convenience of residents.

Anybody heard about this news?

For time being definitely enough fund to do that (quite a lot of owners starting to pay back their old debt), but for a long run management may not enough fund to cover month expense.

If i not mistaken our month expense around 200 ~ 220k.....and full collection around 240k ~ 260k (based on 0.13psf maintenance fee). There's mean we must have around 85 ~ 90% owner to make their payment in order to sustain ours building maintenance.

As per today, roughly only 65 ~ 70% pay the fee, there's mean every month we are shortage 20% to cover our expense.

I think management needed think a way how to push the balance "naughty' owners to make their payment on time. smile.gif

Really headache grumble.gif ....I think the verification exercise still can continue but the verification fee will back to 2%......The problem now is asking Owner pay 1% already "A ji A Jok"...if back to 2% lagi susah ...liao...

Bear in mind, 2% of market value...quite a lot....let said 1465sf...easy will cost 4-5k......u think the owners will continue or not???? Sakit jok!!!

But...in positive view....definitely it is worth .....especially when u want to sell in the future...

Last 1~2 month, i know one unit transacted at 250k...the rest i dun know maybe higher...

Recently there have 2 auction unit final price at 242k & 246k.

I saw Keith tailuo wan to sell his one at 260k......maybe u can ask him...how many ppl call him to buy his unit.. biggrin.gif

I still remember that one forumer said that B.OUG this one no good that one very bad and low class condo and etc...there is impossible to fetch at 200psf.....now c....already proof ....

I think 1222sf 350k still take some time, because currently economic unstable will affect property market too.

Actually, who bought from 2006 - early of 2010 is <100psf, now all selling price is above 200psf....should enjoy 100% profit drool.gif

I expected ZR will hit 520~550psf while completed and B.OUG will around 400psf.
