i tried to call agent for a unit in bkt oug... all said sold out liao...

Just pay the downpayment 10% and key already on my hand. Owner just move out last week... they are agreed early release the key to me.

With the key, i already ask the agent help me to look for potential tenant. Just a minute ago, agent told me rent out with RM1400....will sign the agreement by next week. Kaya....kaya icon_idea.gif

Yes, I know the transaction maybe take a longer time, but this is not my main concern, I only concern how fast i can get back the return.

I also been told by the agent that i needed to pay extra 2% in order to get letter of consent. ( I dun know what is that???) (Anybody got idea on it).

But, nvm.... I believe I will earn back the double within 3-5 year. (Unless the LRT stop work... sweat.gif )

LRT extensions being vetted

THE Subang Jaya Municipal Council (MPSJ) has already approved seven out of the 20 stations for the LRT extension projects involving the Kelana Jaya and Ampang lines.

MPSJ president Datuk Adnan Md Ikshan said the council was now vetting the applications to build the LRT stations.

There are 20 stations under the two lines that fall under the MPSJ’s jurisdiction.

“The applications for 10 stations were submitted recently, while the council is awaiting three more. Some applications had to be re-submitted due to insufficient technical details.

“There are also several issues that have to be sorted out, but that is between Syarikat Prasarana Negara Bhd (Prasarana) and the state government,” he said.

Following requests by several councillors at last month’s full board meeting for a detailed briefing and update on the LRT extension project, Adnan said the council was waiting for Prasarana to call for a meeting.

Adnan said MPSJ welcomed public tip-offs and residents to serve as the “eyes and ears” of their community.

130000/775 = RM 167.7 per sq ft.

My one 205000/1465 = RM 139.9 per sq ft.

I think my one consider good buy oledi... drool.gif


I know now the youngest like the studio unit. (more easy to manage.... laugh.gif ...in other word....lazy to clean up) But, if you buy for investment better go for big sf with low price. When the market value going up, its will up by per sf basic.....you will earn more for there.

Example.

Your buy 775sf at 130k, when the market go to 200per sf. You only can sell at 155k. Earn 155 - 130 = 25k

If my unit 1465 at 205k, when the market go to 200per sf. I will earn (293k - 205k) = 88k.

It is the reason i didn't look for small sf unit.

smaller units typically have a higher price per sf. this is common to almost every development. but having said that, 130k for a studio is on the high side, still can get 115-120k

what??? 2% for liquidator to get consent, i think RM500 can "Gao dian". (I never pay so high b4 for another property, to get the consent)

Is it legal / their right to collect such money? Can we challenge them?

You c. If one year transaction about 100 units, average 2% to collect 3k per unit.

one year, their "bulat2" collect 100 x 3k = 300k. if market value up, they will rclxm9.gif .

I think the JMB must think a way to settle it.

You can imagine when the property going to 400k, who will going to pay 8k (cash) bulat-bulat for them.

haha, you can calculate like that. but, if you own staying, different calculation.

Because, rent out you have double income from your property. (Rental & capital appreciation)

Own stay you only waiting (capital appreciation).

So bad. But we can do something on it, like force JMB look serious on strate title issue to one shot resolved this problem.

A lot of Management always think that as long as the sell & buy transaction can be done, no issue.

But, it will brought down our property value with this stupid 2%.

Please imagine that nowadays a lot of people/investor only pay 10% downpayment, the rest borrow from bank. But suddenly you ask them to pay extra 6-8k for this stupid thing. They will run always look for the near by property.

Bear in mind, Z residence is going to start work somewhere around Mac 2011 & another project (from Treez owner) also hv a project near by bukit oug will start work around Mid of 2012. The people got a lot choice.

now, parklane oug avg 290psf, next year next phase expected >300+psf, i think the z also ~300psf when launch next year. if they selling good, price psf sure further up lo.

rm300*1458sf= rm437k

For a 1400sf unit condo with almost half a mil ringgit not many ppl can afford this price tag. Therefore bkt oug would be one of the few options.
