US home costs a lot to maintain yearly.. the number of taxes, types of required insurance will kill if not taken account for...
locally you notice monthly maintenance pun bolih tak bayar.. flats become mansions!.. parking space can chup..

This one you pay in advance then submit to the auctioning bank to claim back la. 99% of auction properties are like this, read the clauses in the POS. Rarely got those that you have to bear the previous maintenance fees. You just pay upfront then claim back from the bank fully.

The inside people are not from the banks but from the property sector itself. They don’t want too low price spoil the market.

Pro tip: apply for loan from the same bank auctioning off the property, much higher chances for them to give you the loan.

I also wanna kick my current tenant and tell them GTFO, each time discuss rental term sudah sampai sure give kao kao reasoning and shits. Deswai I always tell landlord. Speed is key. No point renting higher but at the risk of leaving it empty for months.

Property owner always think we drop the property price.

apartment gonna be 30% down before buy.
sometimes 4th or 5th auction before bidder arrive.

landed house 10-20%. typically unless shit neighbourhood 2nd or 3rd auction will have bidder already.

Supply and Demand.
We aren't building much more new landed houses in Klang Valley, but the whole point of apartments is to build more units

Re agent is one of the least trustworthy professional.
