Most of the lelong units nowadays the owner still staying in it, less and less lelong units are empty units. You just don’t take risks with units where the previous owner still staying. Too madam to get them out.

This one you pay in advance then submit to the auctioning bank to claim back la. 99% of auction properties are like this, read the clauses in the POS. Rarely got those that you have to bear the previous maintenance fees. You just pay upfront then claim back from the bank fully.

The inside people are not from the banks but from the property sector itself. They don’t want too low price spoil the market.

Pro tip: apply for loan from the same bank auctioning off the property, much higher chances for them to give you the loan.

Claim from the auctioning bank la. It’s literally there ins the terms of the POS when they release the auction.

Quite easy, I claimed twice before from both auction houses I bought. Just get the payment receipt from management and then pass to your lawyer. Within 1 month the auctioning bank will send a cheque to your lawyer for the refund.
