 Tenant got into trouble (update 21 feb 25)

Rented my unit out for about 1year plus
Tenant said rent for family, doing IT networking business
He paying rent and utilities on time, utilities bill around RM7-800/mth

Just received call from my neighbor saying polis come force in the door
Said my tenant doing “salah”
my tenant see polis come quickly close the door

Anyone have this experience before?
Do I need to go report polis or the mgmt office will call me?

i dont know why the fuck didnt kena tangkap by polis like this one

only forced broke in my unit in and took their laptops
all gaming table and chair line up together still telling me he not doing scam
msia boleh

so my agent helped me settle everything including moving all his rubbish out and cleaned the unit
now pending the damaged door to be replaced
although my agent will get the 1mth comm when find he found new tenant

but i think should pay him for the effort he done for me
how much should you think i should pay my agent

I hope you have a tenancy agreement to proof they are just your tenant.. Else if they said they did it and you're the boss, you're done for liao..

If your tenant is doing illegal stuff + landlord is aware that the tenant is using their premise for illegal stull, then the landlord will be liable. Police will contact you, if necessary. Meanwhile just stop leasing to this tenant after such incident has happened.

Enjoy your CNY holiday for now. Thing that is no longer within your control, worry also pointless. No need to ruin the present mood over thing you can longer control. See 1 step, take 1 step for now.

** Usually for illegal activity: -

a) the tenant will be willing to deposit a large amount of security deposit up to 12 ~ 24 months,
b) the rental rate will be a lot higher compared to the norm.

If the above abnormally is not present, just deny that you are aware of such activity. If you accepted such abnormal tenancy agreement conditions, it would be difficult not to be the suspected of being an accomplice.

I had an experience once whereby the police raided my property due to drug offences. The police called me and i had to go to police station to give statement.

Luckily i had my tenancy agreement and could prove that i had nothing to do with whatever my tenant was doing and cant be held responsible.

Moral of the story, always have a legal & valid tenancy agreement as it protects you against any risks.

Yes, but not all landlord do.
I had the experience staying with a bunch of foreigners before, it was a free accommodation provided by co. It almost seems the aircond for living room and dining area turned on the whole time, until one day HR came and scolded everyone because the bills had reached four digits.

Apparently alot of property owners got very upset when I said the same in lowyat. You rent out your property, at least play you responsibility to ensure your property is not used for crime purposes but nope they see red when people call them for being careless and just goyang kaki collect money

Some ppl are actually surprised when I said I do inspections and do repair (either by myself or I bear the cost) without relying on agents.

It's like the entire concept of 'looking out for yourself' is alien to them.

U live what house how many electric appliances? I used to live in a condo with 3 people's. Average monthly RM100-130 only.

We all use aircond also. Got fridge got TV got washing machine.

But dunno how Ur one can until RM600

Condo also? Too big edi la Ur usage. Some 2 storey house got 4 bedroom with family of 6 also use 500 only.

Impossible so high. Maybe Ur fish tank. Or maybe 2hp aircond.

Get an authorised technician to install a power meter and measure your consumption vs TNB measured consumption for a start. Slowly troubleshoot from there.

Unless you jot down your usual habit and all your appliances, impossible to track.

Older R410a AC are a lot more power hungry than current models. Also depends on your temp setting as well. I saw my mom's old 1HP R410a 5 stars rated Panasonic inverter AC stated 1500w whereas a 5 stars inverter AC from Samsung is rated at 800w.

I used to have a old fridge that's non inverter consuming about 5kwh everyday. The replacement inverter fridge only consume 1kwh as comparison.

PC with powerful graphic and cpu also suck a lot of power. Then there's the usual water heater, kettle or thermopot, induction cooker.

Another thing I noticed is that some people who are struggling with high electricity bills are led light users. Even though led lights consume very little electricity by it's own but many people install excessive amount of lights to produce the same bright environment as those using T8 lighting.

If you really want to thanks for agent's hardwork, give him an angpow as a token of appreciation. Around the cleaning fees would do. Need to judge from agent's professionalism
and how pro-active..

but, be careful of this agent, he might be working with the scammers group and knew that they are scammers way before they rented your unit

He's the one not doing his job at screening potential tenants properly. Show some authority or you are going to be the scapegoat again. cukur this time scam call centre. if next one is meth processing? skali lu kena angkut .
