I hope that SDP will consider building a covered walkway to the LRT station and Subang PARC to fully leverage this development. A sheltered pathway would provide safer and more convenient access, protecting commuters from harsh weather conditions such as heavy rain and extreme heat. Additionally, it would encourage greater use of public transportation, helping to reduce traffic congestion and promote a more sustainable, eco-friendly community. Despite its potential benefits, there is no mention of this initiative on their website. I believe incorporating this feature would significantly enhance connectivity and improve the overall quality of life for residents and visitors alike.

Yeah, some samm units 270k some 250k, maybe bcos sjcc considered more premium?

Really worth buying these samm units, especially for retirement.

I was told it will be 900+ units for this phase. There will be total 3 phases along the SJCC piece of land. There will be no longer low density development after Teja. By the way, the land opposite Nu Empire Subang will have another development on its way by 2026. It will be a mixed development by SpeedMart 99...consists of hotels, condo, office and retails.

Only Sunway can make of success of this kind development...others... just a laughing stock in market..

Fair warning to anyone who is interested in East One @ SJCC.

You are 250m from the Subang Jaya LRT station with no high rise in front of you to block the screeching noise as the train arrive at the station.

You are 30m from the KTM tracks hence it's going to be noisy when the KTM train goes by and it will be even noisier when the cargo KTM train goes by.

You are 80m from the busiest highway in Klang Valley, be prepared to be annoyed by the traffic noise.

I lived in both Casa Tiara and Saujana Residency and based on my experience, Saujana Residency is just too noisy to live in, which forced me to move to Casa Tiara. With closed windows, Casa Tiara is much more quiet but you could still hear the noise when the cargo KTM train passes by. At the very least Saujana gave me a lot of convenience as it is just a few steps away from Subang Parade, Empire Mall, and the LRT station. The only convenient thing about East One is the distance to the LRT station.

SAMM@250k - 232 units

the SAMM unit +1 room got door but living room, dining, kitchen is too narrow

Developer has to appeal for price increase, usually with justification. But SAMM 270K is max.

E1, E2 or E3 won't be a good buy for own stay cause it is too close to the LRT/MRT station and I can guarantee no windows on earth could reduce the noise to a livable standard.

Better just go buy second hand Lot 15 if you want a decent apartment at SS16 area or just wait for the next project near the round about. You lose all the benefit of walking distance to all the amenities but it sure as hell beats living in a super noisy apartment.

But there are already Condo's with similar orientation and location, from same developer is Aurora & Isola, then you also have Saujana Residency and i believe rental demand is high.

It's just a saying that you can't avoid the noise rather than taking it literally.

Unless you seal up the entire unit, chances are the noise can seep in through the door or some places because of the close proximity.

Also, I thought you can't simply modify your window. I heard for service apartment, there are certain things you can and can't do when it comes to the facade structure.

I think Saujana suffers the same fate since it is also right in front of the tracks.

Aurora/Teja is right beside a super busy ramp and always jam during certain hours.

Isola might be the second best choice if you are not looking to do cheap groceries.

I am now staying at Isola East Tower. I see no problems at all. Just walk up to the lobby area which is uninsulated open area and tell me if it is anything like a noisy apartment.

If agent say you should always never believe. If the edge says then it's true. Sime darby will have to show proof if not the edge will lose their credibility. SDP always organize events and ask you register interest in some unit for some free coffee. When you register already they consider "take up". Not necessary need to buy in the end.

Take up rate after launch is usually based on availability. Meaning if 100 units launch, and take up rate is 80%, this means 80 units booked, and 20 units available for booking. It can take 2 weeks to 3 months for these to convert to sold. Meaning SPA signed and loan obtained.

Most developers will announce take-up rate, which means numbers of units booked (booking fee paid, units selected, documents submitted), but it is not considered sold yet.

Teduh website is new from KPKT, and based on information pulled from HIMs, units will be marked sold once the eSPA is ready, but not necessarily when SPA is signed. It is likely very accurate, but unlikely to be accurate until units are sold, for new launch this will take time.

I more confident their SJ7 TOD over this SJCC TOD, because SJ7 have BRT and LRT Interchange and the nearest Sunway Town ship, the future value is more potential.

Was given a quote RM 1,276,597 for a 1435 sq ft unit after all rebates. Worked out to be RM889 psf. Too ambitious pricing.
Then they only give 1 tandem carpark. High density with 926 units. Pro is near train station. Easily rentable. Con is this place would be very congested.

Let's say got 1000 unit. Sime Darby only release 100 unit at that time for booking. 80 people register for the unit (not yet sign SnP). Hence the take up rate is 80%.

Then I went to Amika, they also give 1 tandem + 1 normal carpark for 1227 sq ft.

Looked like tandem is normal these days as unit density get higher.

U sure only 1 tandem? I went there last Tuesday. Type C they give 2 tandems (4 carparks) and the agent said that type C & SAMM all sold out. hmm.gif
