Yes indeed , Cyberjaya population mostly cater by IT & AVIATION industry people which are high paying industry. Not to forget also a lot of big manufacturing player are moving towards southern side like nilai, Banting & Sepang side due to scarcity landbank at KV plus close distance to airport

It's always better to have an alternative way for southern catchment population to travel toward northern side especially if you realize the "MEX" & "ELITE" highway are already congested nowadays and I forseen it's will even getting worse with all the upcoming development surrounding in future.

The entire township development take about 20 year according to their website. I believed developer nowadays will prefer to build 3 storey instead of 2 storey due to rising land cost and based on parkcity previous development it's very unlikely for them to build small scale landed property .

Hopefully I am make wrong judgement in this case.

So I assumed this is how the main road of parkcity Botanika connected to Cyberjaya. If that's the case don't think so they will launching so soon yet as the road don't even have any progress yet at this moment. I guess they are still in progress of doing their earthwork yet.

It's depend on your industry. if you are from IT / AVIATION industry then definitely you will love this places ๐Ÿ˜

However if you required to travel to downtown KLCC then MRT /ERL is available nowadays already which is far better than those days so called ghost town or jungle city ๐Ÿคฃ๐Ÿ˜‚

Remark : if you see the trend nowadays majority of population are moving towards southern due to better township planning of those sub urban area.

Driving wise both Cyberjaya and my current home is 30km++ from my current workplace in KLCC but if I still live Cyberjaya I need to use MEX highway which is damn crazy jam everytime even in saturday. And there is no other viable good alternative for me to run away

From semenyih i have plenty of options, using Cheras highway which practically toll free, the SILK highway, SUKE or even PLUS highway .. and EKVE (20++minute KLCC) opening soonโ€ฆ jam in those highway of course but you have many options to play around depending on your time and budgetโ€ฆ. which Cyberjaya cant offer

In the end might settle for gated and guarded old project. Found some in kota damansara in the 1m to 1.5m range but of course need to take into account reno as well.
Even if from IT with wfh, still would want to participate in social activity within klang valley area. So far see the ERL monthly pass makes sense but then on the last mile connectivity after reaching KL sentral will still need grab or bus.

As for aviation, limited people in the aviation industry with plenty of selections to choose from closer to KLIA.
