Not right or wrong if you choose to stay closing with your circle of friend which close to town for the convenience of social activity.

As far as I understand, high paying aviation industry only exist at KLIA instead of SUBANG airport (please correct me if I m wrong) and those area you mentioned are consider 2nd tier accomodation housing area compared to Cyberjaya and you hardly find an high income earners like engineers /pilot /senior management ppl staying there when they can afford at Cyberjaya landed property due to vibrancy of the township

This location had been an controversial topic since the past decade which I don't denied it

Well,At this moment I would foreseen Cyberjaya is an good location of own stay instead of investment. According to PCB website the selling price of PCB should be from 1.3mil onwards

I Not familiar about nilai spring area but no doubt Bandar enstek was an nice planning township too

I doubt whether it's sell able or not without discount given that Cyberjaya demographic are totally differently with KL DPC

The PCB botanika site are freehold for sure because I personally had dealing with Setia haruman before to market those land and I had go through all the due diligence documents as well.

The sorry of this plot of land are actually being split off due to construction of lingkaran putrajaya highway back then in 1997 hence the entire site being isolates away from from Cyberjaya CBD and after all cyberview / Setia haruman was just abandoned this sites for sometimes due to lack of infrastructure/access of the sites as what you all can see now. The PCB sites was previously supposed to gazetted under affordable housing development however I don't remembered when MPS was eventually scrap off the plan and convert into normal residential zoning instead. Furthermore affordable housing development are not part of neither Setia haruman / cyberview focus and I can understand why they rather to sell the land off to another developer to develop it better .

PERDANA parkcity are actually getting an good deal of acquiring this land but in return they had to do all the entire plot infrastructure work which none of other developer would really want to do so because it's very time & cost consuming πŸ₯² . Perhaps parkcity don't mind doing it and I guess they have an deep pocket and past experience of doing the same at kepong desa park city 🀣

I guess before 1997 the Cyberjaya & putrajaya (ex kampung air terenteng & kampung prang besar) could be leasehold land but due to government want to claim the land becomes national administrative & IT hub then they convert it become freehold because if you all realize the Cyberjaya & Putrajaya title are freehold with consent (freehold but have restrictions similar like leasehold)

Again this is my wild guess only since we got no way to trace back the history before 1997 anyway πŸ˜‚

Only landed property of Cyberjaya rental getting increase due to limited supply. The rental for high rise still very stagnant.
