My personal RM0.02 cents, DPC success is a combination of several factors and location is 1 of it and this carry significant weight.
However, it's not the only factor.
Notice the word "livable" in it's tagline? KL's most livable community
It is getting the right mix combination of all the features in the township itself and making it livable, comfortable, safe, convenient, caring, relaxing, exciting and all the others little details done that makes the township so desirable.

Parkcity Botanika (PCB) location may or may not be as desirable but it was the same when DPC was a barren quarry. Let's see how ppsb team is going to make this PCB the most livable community in Southern Selangor 💪

There is just too much emphasis on if this development will make money like DPC. Personally, I DON'T care. Let's see if ppsb team can make it livable on par or above the existing surrounding first. Bcos when a township is livable, desirable, comfortable, sustainable and connects to it community, then the value will appreciate because all the ingredients are well mixed together, the portions are all ngam2

I will do my DD on PCB and evaluate it objectively as much as possible but I have high expectations on this development. I hope it doesn't aim to be like DPC but actually aim to crave a name for itself, an identity for itself that all the residents there can associate to and be proud of.
And who knows, maybe PCB will even surpass D....
Why aim just to be on par?

This is a rare opportunity to see the developer of the most successful township in Malaysia start something new and learn from it. I have my notes ready and very eager to start class....

Agree with you, Desa ParkCity successful because of the location and near to PJ & KL. Most important is near to Mont Kiara T20 area & having a lots expats.

Cyberjaya still far away from KL & PJ, go everywhere need to pay toll & jam. Surrounding still very empty, need at least 10 years to hold.

Cyberjaya also area of T20 and with a lot of expat foreigner demographic. Go check the landed property min selling price & rental rate there then you will be surprised.

For sure developer will do their own due diligence before decided to build an township project here

SEG is doing pretty well since the first launch.
Price is holding well and inching up. Even Kamares, the only non-landed is holding it's price after an initial dip.
Made up of mostly large size landed, unique waterfront theme and beautiful landscaped it is currently the crown jewel in Cyber and I dare say can hold itself against Parkcity.
Only downside is the commercial but hopefully the coming Block 7 shoplots next to the sales gallery will help to address this is some way.


For PCB, let's be patience and wait for ppsb to reveal it master plan to us.
Can't form any views or conclude anything until the master plan is reveal.
Honestly, haven't had any excitement around here since the last launch of SEG residential.

Ya SEG is probably the best developed township in cyber and within the vicinity
It’s undervalued currently if u compare to adjacent offerings

However it is dragged down slightly by the wrong perception of cyberjaya

If SEG has grown big enough not to be under cyber would be even better reputation wise

But with parkcity next door maybe they will form a big community together

By the way I actually think SEG landscape is better than DPC location aside
