Only those who commute jb-sg daily truely know where is the best property location in jb.

Whatever so called “nearby custom” properties but not within walking distance, are just false impression to trick investors who know nothing.

Those who never suffer daily due to lack of last mile public transportation in jb, will fall into these “nearby custom” and “10min only to SG” slogan by developers.

That’s the real reason why forest city reach its current stage now. Either rent out cheap enough to attract SGD earner or be ghost town. It will never be as prosper as Shenzhen. “HK-Shenzhen” dream at jb will always be a dream only.

If Forest City builds a bridge to the Second Link (malaysia side), it would be possible.

Malaysia would need to set up a pedestrian/bus/car/van/lorry customs counter at the connection point between Forest City and the Second Link entrance.
However, building another bridge from Forest City to Tuas Customs would be impossible because Singapore would need to approve it. The land at Tuas Customs belongs to Singapore.

The sum of 270 million, 680 million, and 165 million is 1.115 billion.
We have over 1,000 acres of land in

Lido, Danga Bay, Gelang Patah, Permas Jaya, and Pekan Nenas,

which have been with Tropicana for more than a decade.

Tan Sri Danny Tan is seizing the right moment to launch these two mega townships," Khoo told Business Times. He added that the current rental price hike in Singapore makes it an ideal time for Tropicana to roll out these townships to drive growth in Johor's booming market.

When I was based in Johor in 2012, Danga Bay was advertised as the next big thing. The mega township, waterfront, how successful it's going to be etc. Every corner you go there's ad about Danga Bay.

12 years (one full zodiac cycle) later, it's the same or maybe gotten worst.

Because there are too many condos in the Larkin area now, WCT Bhd plans to build a mega condo project beside Bangunan Ang (Tasek Maju Developer HQ).

I can’t imagine how the traffic will be with new traffic lights and T-junctions after the condo is completed.

Currently, Larkin Road is extremely jammed from 7 AM to 10 AM and 4 PM to 7:30 PM.

Tropicana Bhd has put up so many huge and gigantic advertisement signboards there for almost 10 years, near Lot 1 Waterfront City, extending to the Danga Bay Greenland area.

Earlier this year, Onn Hafiz went with a delegation to Shenzhen to meet with 40 potential Chinese investors and the local Communist Party secretary. Johor is trying to learn from Shenzhen’s experience to recreate its success.

In Onn Hafiz’s own words:

“I am confident that with the help of the JS-SEZ, Johor can become the Shenzhen of South-East Asia. In terms of geographical makeup, Shenzhen-Hong Kong is quite similar to Johor-Singapore.”

The focus sector for this new special economic zone will include:

Machinery & equipment

Food processing

Electrical and electronics

Chemical & petrochemical

To get foreign companies to invest, Onn Hafiz plans to set up a one-stop business/investment service center to streamline the application processes for companies seeking licenses. However, details are still lacking.

How to fight with neighbours -SG?

I wonder how the economy in Johor Bahru will boom once the RTS is completed.

How many people live in Singapore?

They can support a bit JB economy.

But not too many......

Mostly around 1 millions citizens / residents of SG ++

Everyone knows the answer.

Singapore has a total population of 5.69 million.  [2024]

The city-state had 3.52 million Singaporean citizens and 0.52 million permanent residents, bringing the resident population to 4.04 million.

5.69 million - 4.04 million = 1.65 million

1.65 million is non-Resident. [ foreign employment in services ]

(mostly consisting of construction workers,

marine workers, 268,500 housemaids,

work permit holders, factory workers, and general workers,

with fewer S Pass and Employment Pass holders who are awaiting PR approval).

Construction, Marine Shipyard and Process (CMP) Sector Workers =

Total Workforce [ Excluding migrant domestic worker (MDW) ] −

Total Workforce ( Excluding migrant domestic worker (MDW) and CMP Sector )

= 1,239,200 − 798,000
= 441,200
