Too many malls in Pj chasing same rm.
Maybe Icon cannot get a good set of anchor tenants. But it is in the middle of a large catchment area of residents so I don’t understand why no shops open there and the lack of footfall.

Sg Way no mall.
Nearest would be across Federal Highway at Sunway or Subang or Paradigm and even paradigm is not that great also.

Shopping malls these days need to have a strong differentiating factor, instead of trying to match the S tier malls like 1U, Pavi Bukit Bintang, MV/Gardens and Pyramid, by getting all the Top tier mass market consumer brands with a mix of Luxury brands (in the case of Gardens and Pavi)

You need to have a strong differentiating factor, why would I want to go to Empire instead of 1U nearby?

Empire has a Olympic size skating rink, so they can leverage on this. Klang valley lacks skating rinks tbf, apart from Empire, only Pyramid and 163 MK got.

Don't make the same mistake like so many others and position yourself as a neighborhood mall, within the Empire area, so many malls fighting for so many neigbourhoods. Curve, Starling, Atria, 3 Damansra all fighting for customers from the same neighbourhoods, and only Starling wins.

Best don’t built any mall nearby 1u, pyramid or midv as these are already the king of mall…it takes 10-15 years for them to fine tuned their tenants to what they are today…[QUOTE]

the indoor escape park doesn't seem to save it much

Paradigm's, occupancy rate is way better than Tropicana Gardens, Atria, 3 Damansara, Curve, and Jaya Shopping Center nearby.

In terms of rival malls that area, I would say only 1U and Pyramid are better than them.

Escape park does ok on weekends tho. Also, some companies do their team building there.

But the Escape Park in Teluk bahang is much better than Paradigm la
