I just read CHGS's prospectus dated 13 December 2011. The outlook of the plantation doesn't seem promising based on what the independent consultant, Elaeis Corp Care has written in its report for inclusion in the Prospectus. I hope the outlook of the plantation will change.

Read thru, seems to be manpower problems and elephant damage
but not so serious. After all the plantation is 5 years should not be profitable at all, this year and next year should be better for plantation
the letter that came along seem to be off concern since i was due to another 60K worth of plots via subsale, but not so bad after reading and understanding their PnL and the report

I can't recall exact, but the plantation is not be in full production mode yet. It should be still growing/maturing.
Perhaps year 5 or 7 should start full harvest. I might be wrong. Just replying from my mind.

general meeting can have quite a few issues. according to the industry norm, a general meeting can be of this issues:
1. terminating the scheme
2. changing of management company i.e chgs is selling of their baby
3. changing of trustee i.e from bhlb to other trustees (but i doubt this will be the reason)

have you called the office
last year with the direct bank in fiasco, they took some time to sort things out
what i did is called the office. THey were very helpful
you need to make sure at least they have send out your cheque

CHGS has sold out their plots. and now Golden Palm is the second generation of CHGS.

Golden Palm Growers Scheme (GPGS) similar to CHGS, now is 8800/plot phase 3, first 6 years guaranteed 6% + bonus, 7th to 23rd years is based on profit sharing, minimum payout 9% if the cpo price is more than RM1500/mt.

Last year payout from GPGS was 8%, 6% guaranteed + 2% discretionary bonus

here is the latest update from GPGS, news on 13th of March 2012.
Golden Palm Growers sees repeat of 2011 8% rate of return for investors

what i did not like about GPGS is that there is no black and white like CHGS.
With CHGS its clearly stated if CPO 2100 payout 12%, CPO rm2000 11%

quite nicely stated.
but with GPGS you can get more than CHGS. buts that's a gamble to know the outcome in another 4 years time

Ya. Because of that, many investor aware of CPO price has unlimited upside. Now the CPO price is rm3300. Yet, CHGS limited to the investor maximum 17% on the net yield payable.

However in GPGS, it shares the profit from the plantation, it may go up to 30% depending on the net yield.

So, this is the biggest difference between GPGS and CHGS.

yes you are right GPGS has much higher returns. But the word is "May" and not fixed
best scheme would be the best of both worlds
