Asking behalf of my sister as she wanted to move In to mk too . She’s been living in taman desa landed . Now wanna stay near us and convenient for visiting parents as well . Dilemma in this 3 condos
Casa kiara 2 , 13xx -15xx can get below 800k
Agile only 1205 can afford . Around 850-900
Kiaramas Ayuria 16xx slightly below 1m

Will you sacrifice for smaller size 1205 agile coz it’s new compare to the other 2. Or don’t mind it’s old , but go for it because bigger unit .
A family of 3 . Stay long term .

I think with the older developments their layout is inefficient - they are all still the same in utility as 3 bed/2 bath. How the extra space is utilised is another issue. Big corridors and vacant void area doesn’t help you. If you’re starting a family then look at how the facilities can help you. If your unit size isn’t great then do the surrounding area help you with quality of life?

I would. Noose bigger unit any time as it is long term,
Will feel more cozy compared to cramped space.

If long term stay, I will go for Agile or newer property.

Maybe just top up 100k for Ayuria for additional 400 sqft but maintenance fee could be higher unless the layout / rooms efficiency for 3 pax.

In most cases Location > Space/Layout > Maintenance > Facilities would be the way to go.

With MK really important to do a test run on the route most travelled. Try a morning and evening school/work run from each project. Are you able to tolerate the jam? Many people look at the condo itself but do not consider the their daily routines vs residents from 50 other projects in MK.

1200sf vs 1600sf would be a deal breaker if you have a bigger family. Over the span of 5-10 years you will find every inch becoming more valuable.

My sister and her husband work off peak hours , they operate f&b and 1 utama and in the Vicinity. So jam is not and issue at all

Agile issue is afraid of too many China buyers , not occupying. Sooner or later , maintenance koyak …

tmn desa and mk isn't that far apart and it's literally connected via the sprint highway.
why bother to switch since they are working off peak.

and there are abundance of choices besides the 3 you mentioned.
but if die die wanna choose only among the 3, i will opt for ayuria

Ttdi ya my dream place too . Cannot afford yet . And ya ttdi I think is the best location in Kl . Open f&b , seldom go to shop , so peak or off peak doesn’t matter

For an under 1M budget, MK is still good value for a different class of people. Moreover your family is all in the vicinity.

Ayuria is the nicest of the options.

Quite tremendous value actually. 3000 sqft under 1 mill albeit very dated. Just note that these developments are cheap because of some glaring weaknesses like traffic and noise mainly.

But as can be seen with Meridin 2000 sqft also 3 bed/2 bath and we’ve seen newer examples do it in 800 sqft. Sweet spot is probably 1200 for a 3 bed/2bath. Anything bigger is a luxury WHERE the space is usable. Things like a maid room and super large kitchen are probably unnecessary nowadays.

Pelangi 1 Carpark mostly … meridin , small compound . Beside highway . Anytime the 3 I listed is better , for what I think la … now add Tiffani . Good one . Thank you

Great that is a rarity. Then location itself is strategic. Layout, facing (future construction or not), number of rooms are the next considerations. Either way preferences can be quite subjective. Some people absolutely love the hill facing of Ayuria. Some couldn't be bothered.
