In most cases Location > Space/Layout > Maintenance > Facilities would be the way to go.
With MK really important to do a test run on the route most travelled. Try a morning and evening school/work run from each project. Are you able to tolerate the jam? Many people look at the condo itself but do not consider the their daily routines vs residents from 50 other projects in MK.
1200sf vs 1600sf would be a deal breaker if you have a bigger family. Over the span of 5-10 years you will find every inch becoming more valuable.
