I think with the older developments their layout is inefficient - they are all still the same in utility as 3 bed/2 bath. How the extra space is utilised is another issue. Big corridors and vacant void area doesn’t help you. If you’re starting a family then look at how the facilities can help you. If your unit size isn’t great then do the surrounding area help you with quality of life?

For an under 1M budget, MK is still good value for a different class of people. Moreover your family is all in the vicinity.

Ayuria is the nicest of the options.

Quite tremendous value actually. 3000 sqft under 1 mill albeit very dated. Just note that these developments are cheap because of some glaring weaknesses like traffic and noise mainly.

But as can be seen with Meridin 2000 sqft also 3 bed/2 bath and we’ve seen newer examples do it in 800 sqft. Sweet spot is probably 1200 for a 3 bed/2bath. Anything bigger is a luxury WHERE the space is usable. Things like a maid room and super large kitchen are probably unnecessary nowadays.
