Not really leh bro, serasi they launch at 500+ psft nett as 1st launch, maybe because near htc n mosque. Subsequent launches in ph sentral definitely higher. Rahmah package will be via rebates n freebies

Many will buy d fully furnished for investment , with walking distance to lrt/brt stn convenient for students n working ppl, so congestion may not be an issue. Altho usj7 is nt d 1st/last stn, as long as can comfortably walk to stn good enough liao

Those units open for sale, i think abt 70%-80% sold.

500+psft are the higher floor units, lower floors ones i think 400+psft- quite ok the price as all d samm units in ph sentral sdp load into serasi. For the subsequent 3 phases in ph sentral, psft sure will be higher as there no samm units

No doubt, this is very close to the BRT and LRT stations.
Rental prices in USJ are lower, and students stay here because of the cheaper rent. I doubt they will spend money on the BRT. The BRT fare is expensive, man.

Nope, nowadays u can buy rm50 monthly pass unlimited ride on mrt lrt brt. So it is very cheap if your destination reachable by these public transports and with no last mile connection issue. The " last mile" is by mean walkable in short distance 😂

Cant make more profit to launch landed prop in this last piece of land in usj, i think? U see sdp in sj, usj n ph all launching high rise, landed no more launching liao

Every month save RM 1k from now, 48 months later got RM 48k...can buy from subsales liao at that time and slowly choose completed unit, facing, facilities, touch here and there etc....

Buy now need to pay progressive interest, which easily 20k-30k upon VP, uncertain of the view, units condition, lock your DSR for 48 months...only good is no need pay legal fee loan etc etc, but those are cheap cost, what expensive is the MOT, which seldom got developer absorb.
