 One Equine vs Parkland Residence @Kajang 2, Need advice on 1st home.

Because I went to see parkland current completed project and survey through their group.
Surely there is defect exist, but seem the end product was not bad especially the B11 parkland residence, seem like quality is there.

One thing to consider is Parkland Residence is borderline Kajang, it's next to Bangi already. I think you should consider it if walking distance to KTM is really, really important, more important than walking distance to convenience like restaurants, shops, and even a mall which One Equine offers. But yeah One Equine is quite high dense, Singapore developer.

Actually I did done some research.
I totally agree with your point, the downside really one equine seriously high density within that small area.
For parkland residence yeah true location very far far away, but I did go read about mkh development plan there, they going to develop that area especially building a mall nearby parkland residence / opposite Mirai residence. And others development within that area as well by mkh within 9 years, so I guess it might be trying my luck on this if I choose parkland residence kajang2?

Hard to say for sure but looking at the trend based on personal observation without data, going south from Cheras, it feels like development is generally leaning toward south-west (Bukit Jalil, Seri Kembangan, Puchong, etc.) than south-east (Kajang, Semenyih, Bangi, etc.).

The south west area you mentioned actually quite developed right now.
Seri kembangan even the mines area also around RM500 sqft already, bkt jalil also already quite high, saw a project RM 650 sqft as well.
So Kajang there still consider early entry, sure will developing over time, but time matter i guess, since location is really quite far, unless MKH success transform to similar in pic then will be another story then for me.

Try Nexus Kajang, the added MRT sure got more advantage than just KTM

SK has weird sentiment, traffic is high but the mall and supermarket like giant aeon nsk not really well maintaining , and the puncak jalil road always have hole here hole there.

One equine not bad in the sense of near the shops lot that almost includes everything, from food to supermarket to bank

Bad side is walking distance to mrt station is abit far, if u are heavy mrt user, suggest choose mrt link project, if need drive to park and ride , doesnt feel good in long term, unless u ride motorcycle

Do not trust shuttle service provided by developer, because the decision can be flipped by jmb after a year or two

That site limited the land available for MRT allocation because Equine was developed before the MRT. Consequently, it limited the land choices for the MRT to be built.

It's So horrible to see that many unit in Kajang2.
That kampung road and facilities confirm can't fit for that population.

I believe most of the landed residence there would like to be further away from mrt noise. Close but not so close.

KTM Kajang2 has been officially operate. The Kajang2 Mall just in foundation build up stage. i guess complete VP will be in 2years time.

There are also others developer project around there beside from MKH.
Crowded morning and evening (Residents nearby + Resident from Jalan Semenyih)

Sorry Kajang2 Mall haven't start yet. That one I mentioned was the Mirai Residences and now the progress is two tower until 19 floor(total 4 blocks).
