Personal analysis/views on both as below(Might not correct
One Equine

+ Strategic Location, near mall, MEX highway, shops etc
+ More mature location
+ Near UPM
- Leasehold (But for me not much difference with freehold)
- Crazy traffic there, after completion of this One Equine, can't imagine traffic there with such narrow road.
- MRT by walk is quiet far (They do provide shuttle service to MRT, but wonder how long can this service sustain?)
- High Density (2k+ units)
? Reputable Developer, but saw in others post their others project build quality was not satisfied (https://forum.lowyat.net/topic/5261824?hl=one%20equine)
Parkland Residence @Kajang 2
------------
+ Developer build quality (Went to visit their completed B11 project, melaka)
+ Very near to KTM station (40min+ direct to Midvalley, 1 station interchange mrt)
+ Near UKM, German-Malaysia Institute
+ Lower Density (<1k units)
- Location too far
- Uncertainty on future development on that area
+ Freehold
Both of them around same sqft same middle-high level, one equine about 410k, Parkland Residence about 320k
