The only doubt/worry I have about my unit in Amika is,
Garden area is not fully covered, and friends who don't own Garden unit before are telling me it'll be raining with cigarette butts, wine corks, etc. which maybe those retractable awning will help  hmm.gif

How does the garden unit work? It's on the same level as the garden, and your balcony opens out towards access to it, or to its view?

Garden instead of Balcony, it's elevated so you retain the privacy, walk down a flight of stairs and you're at the garden area.

The access looks nice. Shortcut to the pool. But like you mentioned, seems like the rain and dirt can easily accumulate at that area compared to to the upper levels. And even though you have privacy from the pool, the upper levels seems like able to see what is happening below.

I just went over for a walk at the park with my 2 kids last weekend. Not many people around there but I guess most people will not jog or walk their pets at 10 am. Overall the park looks properly maintained and clean. Fishes are plenty in the lake which I believe the water quality is still good. Plan to go there again this weekend to feed the fishes with the kids.

garden unit also a popular design in high T10 condos

and easy to walk out straight into pool, done swim can just walk back room to bathe dont need to go thru common corridor

the issue is safety, peeping tom, suprise gifts from all the balconies up stairs

The Amika garden unit sounds nice, since one of their USPs is the unique Japanese garden. There will be good view if they have a strong execution of plan. But yeah, do have faith in Malaysian's quality, littering is everywhere.

Aaron, what do you think about this project?

no comment as im not familiar with this project

but for me garden unit is no

it just allows dev to charge u full price but same floor units as facilities actual should be much cheaper than normal

Given Malaysians etiquette in condo living, the garden unit would be a dumping ground hazard.
The concept is good but just not practical in Malaysian lifestyle.
Even the condos management can't do anything to those who refused to pay maintenance.

Nice design. Like a pool-facing hotel suite.
Yes, you should install the retractable awning for privacy, shade, and as an umbrella against the droppings from above

Yes, means likely will go to the swimming pool frequently since it's in own back yard, no need through common corridor

Go after 5pm, you will see dog lovers gather near the area across from Alira

From what I heard, there are quite a lot of dogs around the park. During my walk, hardly find any dog droppings around, well maybe just 1. I have no issues with dogs but I have issues with the owners that just let their dog pee at my car and do not pick up the droppings. What I can see here, the community here are quite civic minded. Hope it stays this way all the time.

Hernan, during the evenings the dog lovers gather at that point with their dogs, mostly on leash, though a few let them loose

I saw some stray dogs gather near the Pandora side of the entrance to the park

I was looking at SP2 actually but chose to skip it due to several reasons. I believe you booked SP2 right? I might have booked SP2 if got the early bird promo. Would have been your neighbor haha. But still not too far away. Really looking forward to 2024 Q1 when SP1 shoppes are open (any news on the current progress or if there will be delay?).

1. Limited units available. As of 3-4 months ago, as I remember all units facing park almost sold out and no more 2% rebate.
2. Maintenance fees slightly higher. RM0.45 per sqf
3. SP2 have no guardhouse for carpark. The concept is like shopping mall but it is separated between resident and others.
4. Not really like the shopping mall directly under my unit. Although it will be very convenient but may be a bit crowded.

Most important is what you prefer. Each have their pros and cons.

Thanks for the sharing Hernan.
1. Can check the sales gallery now and then because some unit bookings open due to various reasons, have seen that over time. e.g. the last time I checked, a few units for the types 01-07 opened back compared to the previous visit
3 and 4. Amika also has retail units, won't that be similar? You have separate entrance/exit points to the different parts of the car park. SP2 only has 2 floors of retail, the design is not so much like a heavy duty mall but more of lepakking for al fresco dining

Hi IronManz, yes i checked both Sales Gallery, but after going through the forums here i realize there are things i didn't put into consideration before such as the guardhouse as hernan83 mentioned. Currently agent told me Amika only 8% rebate, last weekend they had 8+2%, and back in september they have 8+2% rebate. Is these rebates kinda like On and Off thing?

They may vary over time because the +2% usually is a temporary topup , sometimes they may replace with other perks
