I did not really go through Alira but I really like the badminton court. Amika facility will be Japanese concept which may be something special but I only interested in swimming, jogging and gym. The rest I not so particular for now. Hopefully, I will change my mind after VP.

I think the furnishing compared to Alira should be the same.
1. Kitchen Cabinet top and bottom
2. Hood and Hob (Teka)
3. 2 Heater Shower (Rubine)
4. Digital Lock. I heard Alira not included.

I was looking at SP2 actually but chose to skip it due to several reasons. I believe you booked SP2 right? I might have booked SP2 if got the early bird promo. Would have been your neighbor haha. But still not too far away. Really looking forward to 2024 Q1 when SP1 shoppes are open (any news on the current progress or if there will be delay?).

1. I have been living in Subang Jaya all my life. Kind of used to the convenience and lifestyle here. Although the location is technically closer to Shah Alam, it is still accessible though USJ Heights or Federal Highway.
2. Alira and Amika (or for the whole of Tropicana Metropark), the disadvantage will be no LRT/KTM within walking distance. But I am ok as I have my own transport. For Alora what I know it is walking distance to LRT but it is built between LDP and Elite.
3. Each floor will have 8 units, more privacy and less noise.
4. Amika should be the last piece of land for residential project, so the advantage will be when it is completed, there will be no more construction beside it. Guess Alira will have to deal with Amika construction for another 1-2 years after VP. The land reserved for commercial will be across the urban park.

That is my view. Basically, I like it because of the location, the urban park and also the potential convenience (SP1 and SP2 shoppe). Hopefully I answered some of your doubts.

Yeah. I am buying it for own stay.

I would say the only advantage for rental is it is closest to Sri KDU International School. But the other residences are pretty close anyway.

Would like to face the park but only Type C (Tower B) will be facing that direction. So I choose facing the facility and Alira.

Mine is side by side. You mean tandem is 2 cars in 1 parking lot where the car parked inside will be stuck? I think have front and back but will not be blocked.
So far most of the projects i survey is commercial under HDA and Amika is the same.

I didnt monitor Hype Residence so unable to comment much. Only thing I can comment is the options for public transport definitely much better than Tropicana Metropark. That should be a plus point for investment purpose. But for own stay, i think depends on personal preference. I always wanted a place where I can walk down and morning walk/jog without needing to drive there. My concern will be the maintenance of the park in the long term.

The access looks nice. Shortcut to the pool. But like you mentioned, seems like the rain and dirt can easily accumulate at that area compared to to the upper levels. And even though you have privacy from the pool, the upper levels seems like able to see what is happening below.

I just went over for a walk at the park with my 2 kids last weekend. Not many people around there but I guess most people will not jog or walk their pets at 10 am. Overall the park looks properly maintained and clean. Fishes are plenty in the lake which I believe the water quality is still good. Plan to go there again this weekend to feed the fishes with the kids.

From what I heard, there are quite a lot of dogs around the park. During my walk, hardly find any dog droppings around, well maybe just 1. I have no issues with dogs but I have issues with the owners that just let their dog pee at my car and do not pick up the droppings. What I can see here, the community here are quite civic minded. Hope it stays this way all the time.

From what I see during SP2, the one expecting higher demand such as facing park facility/better view have no 2% rebate. The one less demand still offer 2% rebate. I not sure about Amika as both are different developers will use different strategy. I booked mine way before the launching somewhere in July.

Do you have any idea what else is being offered if no 2% rebate? Maybe Iphone or something. Basically 2% will be much more worth it as it is about 14k to 18k rebate based on SPA 700k to 900k, can get 2 or 3 Iphones. The benefit I got was 2% rebate and this rebate can use to offset downpayment. It does not make much difference because I will be getting no rebate during the VP which can be used to cover the MOT. Another benefit is Panasonic voucher worth 5k. I not sure if that is still being offered. Last I heard was reduced to 3k.

Ironmanz did comment on the retail units which I agree should be pretty similar. Seems like should be more quiet and less happening compared to SP2 but it is the closest to Sri KDU. Maybe will have more waiting parents lepak there. For parking, if I remember correctly what I saw, the entrance road will be same for shopper and residence but will be different level to separate. For Amika, there will be residential guardhouse like Pandora, Paloma, Paisley, Alira and another entry point for shoppers.

Any idea how many units sold as of now? As of when I sign SPA end of September (also their official launch date), it was about 140+ units out of 468 units is about 30%.

Maybe just continue follow up with agent/ sales when the rebate back to 8% or 8% + 2% which will be quite unlikely, then quickly go and book. However, the disadvantage will be the longer the wait, the lesser choices of level/view to select.

I checked with my agent. Yes, 6% rebate and limited units with 8%.

I dont know about the actual demand. My opinion is Tower A popular one will be facing the Amika and Alira facility. The other side of Tower A will be facing Sri KDU.
Tower B nice view will be facing the park but only Type C (1200+ sqf) available.

For me, as long as it is not directly beside. Like currently Paisley have to bear with Alira construction. By the time Amika complete, there will be no construction directly beside as Alira will be completed and the other side is the main road. Any development will be across Sri KDU and the urban park, which have quite some distance.

Not sure if I have the right answer as I have no experience in living in serviced apartments. But this question did cross my mind and I asked my agent, he said normally after VP they will use scaffold to cover the lift and let this lift be used for furniture/renovation. Once the grace period over, the lift will be closed for contractors and can only be used for resident/visitor. Usage for furniture/renovation after the grace period will be the Bomba lift. Again, I also not sure if I see the Bomba lift in the plan.

Garbage I not so sure. I all the while thought it is some kind of chute and it will slide down. If have to bring own garbage down by lift, doesn't seem to hygienic.

If you are using public transport daily for work purpose, then this place will be unsuitable for you. But if you are driving to work, then I think won't make much difference. Even my current house in Subang Jaya is 400 m walking distance to LRT but I use it like maybe 3-4 times per year if I require to go alone or max 2 people and also considering the traffic condition during the period. I think Alora (Avaland) or Hype Residence (Sime Darby) should meet your requirement but I not so sure about the availability.

I think most residents there are looking forward to SP1 shoppes that will bring the convenience of grocery shopping and dining within walking distance I heard should be opening very soon.
